Developers built Panorama City at the end of World War II, when soldiers returned, started families and bought homes. It was Los Angeles’s first master plan community and perhaps one of the country’s best examples of tract housing, serving as a model for future neighborhoods. Although Panorama City initially restricted access to whites only, today, it’s a vibrant cultural hub, with roughly three-quarters of the population identifying as Hispanic. Hanging out at Plaza del Verde
Commercial conveniences are clustered up and down Van Nuys Boulevard. At Plaza del Valle, families wander through the outdoor pedestrian plaza with over 100 shops and restaurants in open-air stalls. The brightly colored shopping center, with murals and vibrant sculptures, has been a community staple since 1960. To Panorama City residents, it’s more than a shopping center – it’s a place where neighbors gather, eat meals together at outdoor tables and catch up. At close by Panorama Mall, residents get their retail therapy fix, shopping stores like Fashion Nova and Finish Line. Afterward, they can grab groceries from Walmart or, to avoid the mall, head to Adli or Food4Less. Nearby Vallarta Supermarket on Woodman Avenue sells Latin groceries and specialty foods. Due to the neighborhood’s urban density, locals are close to a plethora of shopping and dining options. Local favorites include Bamboo Bistro on Van Nuys Boulevard, which serves Filipino cuisine and hosts comedy and karaoke nights, and Ponchos Taqueria, located within Plaza del Valle.

Post-war housing
Most homes in Panorama City sit on wide, walkable roads with cars parked in front of them. Mature trees dot uniform lots. For $300,000 to $500,000, buyers can find a two- or three-bedroom condo or townhome. Many of these properties are built in the Pueblo style, constructed with adobe or a lookalike material. Others feature verandas and charming bedroom balconies. Single-story Spanish Revival homes dominate Panorama City, many featuring stucco siding, tile roofs and backyard pools. Homebuyers can find a property needing upgrades for around $600,000, while turnkey homes run in the $700,000 to $900,000 range. Two-story houses typically span the low millions, and those looking to invest can find a multi-family residence for $1 to $3 million. “Panorama City is a little more affordable than neighboring Van Nuys, where the houses usually sell in the $800,000 range,” Valdez says.

20 miles from Downtown Los Angeles
“People like that they can hope on the 170, the 5 and the 405 freeways and get around easily,” Valdez says. “There’s also public transportation along Van Nuys Boulevard.” Using U.S. Interstate 5, locals can reach Downtown Los Angeles in about 20 miles. Multiple LADOT bus routes go through the area, and the Van Nuys Metrolink stop is also nearby. When it’s time to fly, residents can access two airports: the Van Nuys Airport, about 4 miles southwest, and the Hollywood Burbank Airport, about 8 miles southeast. And in case of emergency, Kaiser Permanente Panorama City Medical Center and the Sepulveda VA Medical Center are less than 5 miles away from most homes.

Panorama Park and Tobias Avenue Park
Families head to the playground at Panorama Park while health enthusiasts exercise on the outdoor fitness equipment. In the summer, a splash pad cools kids off, and various sports courts offer spots for friendly competition. It’s the location of the Panorama City Recreation Center, which hosts numerous community engagement opportunities throughout the year, from art classes to sports leagues. The Sepulveda Recreation Center is also nearby and includes similar amenities; however, instead of a splash pad, there’s a public swimming pool. Tobias Avenue Park is smaller, with basketball courts, a playground, walking trails and picnic tables.

Magnet programs at Panorama High School
Students are zoned for the Los Angeles Unified School District. They can attend Burton Street Elementary School and Vista Middle School, which both receive C-plus grades from Niche. They can finish their public education at Panorama High School, which receives a B-minus from Niche. Panorama offers three Magnet programs, including a Social Justice and Leadership (SJL) Magnet.

What I like about Panorama is the area I live in. It is very calm and very peaceful. The plant, the plaza, and maybe the stores are okay. Sometimes very low on the crowd, but the majority of the time places like Walmart are always full, and so is Starbucks and etc.

I just moved here in Panorama for about almost four months now, this place isn't really gentrified as of today which is quite disappointed. However this place has so much to offer malls are just nearby. Bus waiting time is can be a difficult at times. Since it's always not accurate when it comes to live map.

I enjoy the people and the close proximity to everything but the amount of homeless that are in the city is far too many. Before there were homeless people that were just left alone minding there business but now its just far too many that is has become dangerous.
