Northwest Papillion has two distinct attractions. Tara Hills Golf Course, a city-owned 18-hole course, occupies the northern half, with a few hundred adjacent homes along its fairways. The southern half, around Schwer Park, is mostly residential, with about 500 homes built from the 1990s to the early 2000s. “This is one of the most established neighborhoods in Papillion,” says Leanne Sotak, a Realtor with Berkshire Hathaway Home Services/Ambassador Real Estate. “But that doesn’t just mean the homes are well-built and older. It means that taxes are lower, which gives buyers a clear incentive. All the homes are custom-built, so each one is unique and different from the next. And, with views of the golf course, Schwer Park and all the landscaping, it’s just a gorgeous neighborhood.

Located in the fastest-growing county in Nebraska, Northwest Papillion homes sell quickly, most after 17 days on the market. “I love selling here because the neighborhood offers so much,” says Sotak. “There’s a nice mix of people from couples and young families to retirees. The location is minutes from downtown Papillion. And the city has built so many walking trails throughout the neighborhood that you have no excuse not to get outside on nice days.”

New Traditional and custom ranch-style homes

Homes in Northwest Papillion are priced higher than neighborhoods to the south, because of their younger age and larger size. New Traditional homes with multiple gables and front-facing garages feature all brick or siding-and-brick construction. Many homes are two-story, but there are also plenty of single-story villas and custom ranch-style homes. Homes with four to six bedrooms have 2,200 to 6,200 square feet. Two-story homes range from $385,000 to almost $900,000, while single-story homes have recently sold from $450,000 to $600,000. Curved streets and cul-de-sacs feature paved sidewalks and mature trees while streetlights enhance visibility.

Papillion-La Vista School District is highly ranked in Nebraska

Papillion-La Vista School District is graded A-minus by Niche and is ranked the fourth-best district in the state. Tara Heights Elementary has an A-minus grade from Niche and offers pre-kindergarten. Students can attend B-plus graded La Vista Middle School for seventh and eighth grades. In 2025, the school will receive new science classrooms, interior and exterior upgrades, and a counseling center. A-minus-graded Papillion La Vista Senior High recently built 20 classrooms, an expanded cafeteria and a wing dedicated to STEM programs.

Tara Hills Golf Course and Schwer Park are pastoral landmarks

Tara Hills Golf Course has a strong reputation with residents. “Die-hard golfers love the course because it’s challenging, but also because it’s impeccably maintained by the city,” says Sotak. Schwer Park’s scenic 7-acre fishing lake is surrounded by a paved walking trail that provides glimpses of geese, turtles and herons. Kids enjoy the splash pad in summer. A roomy playground sits next to an open shelter that provides shade and a place to picnic. Cyclists access bicycle lanes along the neighborhood's north, west, and south edges and through Schwer Park.

Easy commutes to Omaha and Bellevue

Residents of Northwest Papillion can head 4 miles west to hop on Interstate 80, which leads to downtown Omaha, 14 miles northeast. Eppley Airfield, the closest commercial airport, is 3 miles east of downtown Omaha. Commutes to Bellevue and Offutt Air Force Base are about 8 miles and 10 miles east, respectively. While most residents depend on their cars, the Omaha Metro bus offers Route 93 toward downtown from two park and ride stops on North Washington Street.

Residents can reach Walmart, The Home Depot and Family Fare Supermarket in less than 5 minutes, as each is less than a mile away. For a relaxing breakfast, Café Diem is south on West Sixth Street. Shoppers will find Target, the St. Vincent de Paul Thrift Store and a Goodwill Retail Store. Two gyms, CrossFit Khrusos and Genesis Health Club, are minutes from home. Recently opened Cabin Coffee on Portal Road “sits along one of the new bicycle trails and catches all the cyclists on nice days,” says Sotek.

Family-friendly events are part of life in Papillion

Northwest Papillion is less than 2 miles from downtown, with its small-town charm and big events. The Easter Eggstravaganza at Halleck Park is all about little kids. In May, the Annual Papillion Half Marathon starts at Papillion Landing Recreation Center and winds through the historic streets of downtown, while live bands and food vendors provide encouragement to runners and supporters.
