Off the beaten path of busy tourist areas, Trailside is a spacious neighborhood in the lush grasslands of Park City, surrounded by recreation, retail and highly rated schools. Trailside experienced rapid growth in the 1990s because of the overwhelming demand for real estate near the region's monumental ski resorts. "Our real estate market represents an opportunity because of the airport and the altitude," says Chris O'Neill, an area local and real estate agent at Windermere Park City. "It's much more comfortable to sleep here at 7,000 feet, so people can come here and teach their grandkids how to ski."

Half-acre lots and large 1990s houses below the mountains
Sparse alpine groves and open spaces surround this residential area below the mountains. Trailside features New Traditional, Craftsman and ranch-style homes built between the mid-1970s and late 2000s, many of which sit on half-acre lots. Many communities here require monthly HOA fees, the highest being $60 for multi-million dollar properties. Single-family home prices range from $850,000 to nearly $5 million. Prices increase based on size, as some homes exceed 6,000 square feet. "We have everything from condos to $30 million homes," O'Neill says. "Around 60% of homes in Park City are second homes and 30 to 40% cheaper than in places like Aspen and Jackson Hole."

Some of the best public schools in Utah
Trailside Elementary earns a B-plus grade from Niche and was ranked Utah's 10th-best public school by the Board of Education in 2024. Ecker Hill Middle School has an A-minus and offers dual language courses in French or Spanish. Treasure Mountain Junior High School has a B-minus. Park City High School receives an A with an average SAT score of 1300. "Schools benefit from the taxes on vacation homes. They have smaller class sizes and better resources," O'Neill says

Trailside Park is a central green space with many recreational facilities, including a turf soccer field, a disc golf course, and a large playground. There is also a dog park and a mountain biking park with trails for all skill levels. The Spring Creek Trail is a loop that connects to a 25-mile system along a winding creek with mountain views. About 9 miles south, Jordanelle State Park features a large reservoir with hiking trails, campgrounds and boat access. The region is famous for its ski resorts, and Park City Mountain is one of the largest in the country, with thousands of acres of skiing and snowboarding slopes, which draw millions of winter tourists.

Transportation options and I-80 to Salt Lake City Intl Airport
Park City Transit is a free public bus system with 10 fixed routes. There is also a trolley rail in Downtown Park City, another retail district about 8 miles south on U.S. Highway 189. Salt Lake City is around 30 miles west on Interstate 80. Residents living along I-80 and Hwy 189 may experience higher traffic noise levels. The Salt Lake City International Airport (SLC) provides international and domestic flights within a 45-minute drive of Trailside.
Winter storms may affect the area, and residents may need to make preparations, including having transportation with four-wheel drive or snow tires.
