Walkable master-planned Parker neighborhood close to city staples
Situated on the east side of Parker, Colorado, Idyllwilde is a well-established master-planned community close to outdoor recreation, city shopping and nationally known eateries like Poulette Bakeshop. Colleen Teitelbaum, Realtor for Coldwell Banker Realty, says people move here for the proximity to downtown and natural beauty. “It has more of a country feel. The people here want to be out of the hustle and bustle of the city and have a calmer lifestyle,” she says. The area boasts its own community center and coffee shop along with tons of paved walking trails. Teitelbaum says that kids can walk to and from school here, and the Idyllwilde Homeowners Association also holds regular family-friendly gatherings.

Modern Craftsman near walking trails and local amenities
Idyllwilde has well-maintained asphalt streets laid out in a grid pattern, featuring speed bumps, tree-shaded sidewalks and a few crosswalks. Most homes were constructed between the early 2000s and 2020s and have green, manicured lawns, some with wooden split rail fences around them. Some are close to trails branching from Discover Park near the north border. “It’s a hilly area, so there’s lots of opportunity for mountain and city views,” Teitelbaum says. Housing styles include modern Craftsman and new traditional properties with brick, wood and vinyl exteriors. These feature open, front porches, two to three-car garages and an occasional firepit. Homes with less square footage and smaller lots range between $550,000 and $750,000, while larger homes with more yard space are priced from $800,000 and $1.2 million. Homes are also a part of the Idyllwilde Homeowners Association, and people can expect to pay between $130 and $350 in monthly HOA fees, which cover snow removal services and recycling. Residents also have access to a gym, community pool and the Fika Coffee House.

Playing bridge at Grand Hall and hiking in Tallman Meadow Park
Teitelbaum says locals here use the Grand Hall—the area’s community clubhouse—frequently for book club meetings, a game of bridge and just to fellowship. Nearby Discovery Park has a small playground, and the 12-acre Tallman Meadow Park features a baseball diamond, another grassy, multi-use field and several paved hiking trails that weave into the neighborhood. Folks can drive 4 miles west toward the 160-acre Salisbury Equestrian Park to bike along the roughly 8-mile-long Chery Creek Regional Trail, practice or play on the baseball fields or go horseback riding in the arena grandstand. For more indoor activities, the Parker Arts, Culture and Events Center holds rotating art exhibits, theatre performances and musical concerts.
