Commuters and builders are helping this south Hanover neighborhood grow
Small-town life meets city conveniences in Parkville, a community just southeast of the Hanover Historic District. The contrast between these two Hanover neighborhoods is perhaps well-reflected in their names. Whereas the Hanover Historic District offers a bevy of vintage homes for buyers to choose from, Parkville gives locals more of a suburban feel, with newer homes and more of a verdant surrounding. In recent years, it’s grown into something of a bedroom suburb. “Parkville has a lot of Maryland commuters because homes are cheaper on the Pennsylvania side of the border,” says Broc Schmelyun, Realtor with Keller Williams who has been selling properties for 6 years. “And even though Maryland has lower taxes, your monthly bills often end up being lower on the Pennsylvania side, too.” Schmelyun also notes that Parkville has seen a lot of new residential real estate, adding that Hanover boasts an impressively high number of builders including DR Horton, DBR and a few local ones. Schmelyun: “The fact that Parkville has this many builders shows that there’s a lot of opportunity in this area. It’s a budding community.”

A few historic homes and a lot of new developments
Historic homes from the late 19th century through the 1920s sit on Parkville’s north side and line Baltimore Street, which coincides with Pennsylvania Route 94. Many of these builds follow American Four Square, Colonial Revival and bungalow designs. Several subdivisions branch off Baltimore Street, typically shaded by mature trees. Pockets developed in the ‘70s through the ‘90s tend to offer ranch-style, raised ranch-style and split-level houses. Housing contractors have been rolling out homes in recent decades, especially on the neighborhood’s south side. Most of these follow New Traditional designs, with one or two stories and vinyl and faux stone facades. “A lot of builders love this area because it’s really good for commuters going to Maryland,” Schmelyun says. “There’s been a lot of homes built over the last decade.” Single-family homes range in price from $100,000 to $700,000, with newer homes on the south side on the higher end of this spectrum, and older builds closer to the Hanover Historic District on the lower end. Although the median lot size is about 9,000 square feet, homes on the neighborhood’s edges have lots about a third of an acre in size. This is more than twice as large as the Hanover Historic District’s median parcel.
Most of the neighborhood’s townhouses were constructed between the 1980s and 2020s. Some townhouses are in fact early 20th century American Four Squares and Colonial Revivals converted into duplexes, with each unit sold separately. Attached homes typically sit on Parkville’s northeast side and fetch between $100,000 and $300,000.

Shopping and dining along Baltimore Street
Shopping centers sit just off Baltimore Street. South Hanover Shopping Center offers a Giant supermarket, CommunityAid thrift store and additional national chains such as Dollar Tree. Grandview is home to a Weis grocery store, Rite Aid pharmacy and other businesses. A Walmart Supercenter is just a mile down the road. For local crafts, produce and treats, residents can visit the Hanover Historic District’s farmers market at the Hanover Market House, which is open every Saturday from 6 AM until 1 PM. Several restaurants also line Baltimore Street. Dutch Country Restaurant specializes in comfort food, dishes including angel food cake French toast and panko-breaded haddock. Sal’s Pizza & Subs is popular for their hoagies and hand-tossed, Sicilian-style pies, and Taphouse 6 offers a variety of beers on tap and pub fare.

Outdoor activities at Codorus State Park
Located on the southwest corner of the neighborhood, Penn Township Community Park offers two sand volleyball courts, two softball diamonds, two soccer fields and Kids Kingdom, a fantasy-themed playground with interactive musical instruments, play structures, swings and more. Only 2 miles east of Parkville, Codorus State Park spans about 3,500 acres and welcomes visitors to enjoy a host of outdoor activities. Highlights include a 19-mile hiking, biking and equestrian trail network, campsites with showers and flush toilets, a public swimming pool and Lake Marburg, popular for fishing and boating. Lake Marburg also attracts birdwatchers, who can spot sandpipers, osprey, coots and other species. The park also offers seasonal education programming such as ecological walks and maple sugaring. South Hanover Lanes invites residents to play bowling, also offering party packages and Saturday night glow bowling. South Hills Golf Club’s 27 holes provide an enjoyably challenging game for novice and veteran players alike. The members-only facility also offers a driving range, private lessons, a pro shop and a restaurant.

Commuting to East Coast cities or working in the Snack Capital of the World
Baltimore Avenue is Parkville’s main artery, running concurrently with Pennsylvania Route 94. Baltimore, Maryland is approximately 50 miles to the south by car. Washington D.C. is an 80-mile drive south, though commuters can expect heavy traffic during peak hours. Rabbit Transit bus route 20S makes stops on the north side of the neighborhood, going from the South Hanover Shopping Center to downtown Hanover. From downtown, commuters can transfer to other buses which serve the Hanover area. UPMC Hanover, the nearest hospital, is a 3-mile drive north of Parkville. Hanover is nicknamed the “Snack Capital of World,” as the food manufacturers Utz and Snyder’s are headquartered there. Both businesses are also major employers, along with the furniture manufacturer Emeco, Elsner Engineering Works and various local and international enterprises.

Career pathways at South Western Senior High
Parkville students are zoned for the South Western School District, which receives an overall B-plus from Niche. Baresville Elementary and Emory H. Markle Middle both get B’s, while South Western Senior High scores a B-plus. The high school offers four career pathways including business and information management (BIM) and science, technology, engineering and mathematics (STEM).

The Snack Town Street Fair and the Halloween Parade
Hanover’s calendar is normally stocked with year-round activities. The Snack Town Street Fair takes place in the Hanover Historic District in mid-July, inviting visitors to enjoy live music and entertainment and browse food and goodies sold by dozens of vendors. The Halloween Parade is another favorite, bringing out floats, marching bands and plenty of costumed characters. The parade happens about a week before October 31st, but residents have been known to place their chairs along Baltimore Street days in advance to reserve a spot.
