Secluded, but near interstates and shopping
Troy Hills is a suburb that’s part of the Parsippany area, distinguished by a tranquil atmosphere and relative sense of seclusion, even though busy interstates on the west and north ends create connection to bustling retail stretches. “Troy Hills is less dense than Parsippany proper,” says Frank LaMorte, a broker associate with Latimer Realty. “It’s a quiet area, with historic homes bordering the Hanovers.” Other Realtors affirm that varied housing styles and a vibrant ecology play a part in establishing local character. “The neighborhood is often referred to as the historic district of Parsippany and is right next to the protected wetlands,” says Triveni Gurikar, a broker with RE/MAX, who has sold homes in Morris County since 1987. The CAP Index crime score is a 2 out of 10. The national average is 4.

Prices in Troy Hills range from $700,000 to $1.5 million, with the low end represented by stone-accented 2000s-era townhouses and the high end represented by brick modern traditional homes. On the east end, closer to the wetlands, there are historic colonials, ranch-style homes and split-levels, sometimes on secluded lots. A four-bedroom split-level sitting on a quarter acre lot can sell for $775,000. “There are so many types of homes in the area with varying lot sizes,” says Gurikar. “The land is super expensive, so people will buy anything they can afford around here. Recently, a home sold for $500,000 only to be ripped down and rebuilt from scratch.”

Maple and hickory forests mix with marshland, making the area ripe for wildlife observation. Old Troy Park offers a serene pond, plus hiking and snowshoeing trails. It also features multiple soccer fields, a baseball diamond, a basketball court and a playground. Cameron Dog Park is also a popular spot to let pets run free in the grassy fields off South Beverwyck Road.

Despite its quiet streets, Troy Hills is a quick drive to various shopping centers and restaurants. Arlington Plaza has lifestyle spots like Crunch Fitness and basic amenities like ShopRite. The plaza also contains Home Depot, nail salons and Pho Binh Duong, an authentic Vietnamese restaurant where one can get a hot bowl of pho. Troy Hills Shopping Center is also nearby for big-box shopping at Target, Petco and Michaels. Food options in the center include Starbucks and Berry Bowls, which serves up acai bowls. For drinks and a place to engage neighbors, Zagursky’s Bar & Grill offers a cozy ambiance. The area has a strong Indian community, and this is represented at Spice Route Melange, which serves a lunch buffet and dinner in a sleek setting. Small eateries, from Dunkin Donuts to Jersey Mike’s, are located in the same strip along Smith Road. Fresh produce and artisan crafts can be picked up at a farmers market in Veterans Memorial Park, hosted every Friday from June to November in neighboring Parsippany.

Commuting to NYC on I-280
Nearby access to Interstates 80 and 287 make it simple to commute and travel around town. Manhattan is 30 miles east, about an hour-long trek via I-280.
