Pasadena’s first Landmark District, lush and leafy Bungalow Heaven is a compact neighborhood with hundreds of historic bungalows lining picturesque streets under a mature tree canopy. Listed on the National Register of Historic Places since 2008, this quiet little enclave is known to be tightknit, with an active neighborhood association that plans events and maintains strict architectural standards. “Bungalow Heaven is a small geographic area with an outsized sense of community. Residents are always coming together for things like charitable events and house tours,” says Compass broker associate Kathy Gibson, who has over 30 years of experience in the San Gabriel Valley and has been a Pasadena resident since 1989. “People are known to open their doors to neighbors and visitors to show off their perfect little homes.”
Renovating homes comes with strict architectural standards
The first genuinely historic homes in the area that would become known as Bungalow Heaven were built in the late 1800s, though most were built between 1900 and 1920. The 800 or so Craftsman-style bungalows were considered old and fading by the 1960s before the city recognized and protected the historic character in 1989. Prospective homebuyers should know that the landmark designation means that external renovations require a lengthy approval process, and teardowns are out of the question. Even replacing the roof or installing a new door or window requires a permit. The neighborhood’s tree-lined streets and sidewalks are quiet, with little through traffic. Most homes have driveways, but there is plenty of street parking. Much of the landscaping is lush and must be maintained to contribute to the picturesque setting. Land parcels are about 50 feet wide with uniform front yard setbacks. Homes in Bungalow Heaven are priced between $1 million for a traditional bungalow under 1,000 square feet and over $2.5 million for an updated two-story character home over 2,000 square feet.

Bungalow Heaven Home Tour started in 1990
Since 1990, the annual Bungalow Heaven Home Tour has been the highlight of calendar events. The tour allows guests to peer into Pasadena’s architectural past and celebrate the neighborhood’s protected historic homes. During the self-guided tour of eight homes, participants can speak to restoration experts to learn about the upkeep and responsibilities of maintaining a historically protected home. The event occurs each year in April and includes live music, a silent auction and popular local food trucks.
Pasadena High School's App Academy
Pasadena Unified is an above-average public school district with a B-plus from Niche. Kids in Bungalow Heaven can attend Longfellow Elementary, which gets a B, before moving on to Eliot Middle School, a magnet academy graded C by Niche. A great school with high marks in diversity and college prep, Pasadena High School is graded A by Niche. Established in 1891, it is one of the oldest schools in California. PHS has an App Academy that teaches kids how to code their own websites, games, applications and more.

McDonald Park is walkable to every house in the neighborhood
Situated on about 5 acres at the center of the community, McDonald Park is Bungalow Heaven’s primary public green space. It is walkable from every home in the neighborhood. "The walkability to the park is such an asset to the neighborhood," Gibson says. The modestly sized park includes sports facilities like courts for pickleball, handball, basketball and volleyball, and a softball diamond. There are benches to rest on while kids enjoy the playground and lighted walking paths for an evening stroll. The park hosts the occasional community event, and Santa Claus is known to stop by for photo opportunities around the holidays.

Just over 2 miles from Old Pasadena
Although the neighborhood is primarily residential, a commercial stretch on Bungalow Heaven’s western border along North Lake Avenue includes a few businesses and chain dining. Stater Bros. Markets is just a few blocks west of the neighborhood for stocking up on groceries. “Right by the market, the bar 1881 is a great local hangout. They have great cocktails, and every Friday, they have a light jazz night,” Gibson says. “Deluxe 1717 is another restaurant right there and they have the best quiche in the city. Rumor has it that Meryl Streep goes there.” For a more robust shopping and dining experience, Old Pasadena is just over 2 miles away. Old Pas, as locals sometimes call it, is a 22-block stretch designated National Register Historic District with a lively collection of retailers and restaurants. Colorado Boulevard and Green Street are both lined with national offerings and mom-and-pop shops. The area is home to the nine-acre Central Park; the Neon Retro Arcade; the Armory Center for the Arts; and IPIC Pasadena, a high-end movie theater in One Colorado, an entertainment destination.

Traffic mitigation plan discourages cut-through traffic
Located near the heart of Pasadena, Bungalow Heaven is just a few blocks north of Interstate 210 and not far from state Route 110. For regional orientation, downtown Los Angeles is about 15 miles southwest of the neighborhood, a drive that can take upward of an hour during unpredictable rush hours. In terms of local congestion, Bungalow Heaven was the first neighborhood in the city to have a traffic mitigation plan that encourages street improvements that reduce cut-through traffic. The walkable community is bicycle and pedestrian friendly, and downtown Pasadena is just 2 miles away. Pasadena Transit offers bus routes along nearby thoroughfares, and the nearest A-Line stop is the Lake Metro Station. The closest domestic airport is Hollywood Burbank, about 17 miles west, and Los Angeles International is about 30 miles southwest.
