Quiet, scenic suburbia
Set along the border of Pasadena and Altadena, East Washington Village is a quiet, residential neighborhood bisected by the East Washington Boulevard retail corridor. The neighborhood offers easy access to shopping and dining, major interstates and the very hikeable San Gabriel Mountains, which loom over the local landscape. “It’s a comfortable neighborhood in a central spot,” says local Realtor Bill Podley of Compass, who has been selling homes in the area for over 50 years. “You’re close to the 210, but removed enough not to get freeway noise, and while there are some great shops and restaurants along Washington Boulevard, it’s not busy enough to impact the quieter, residential part of the community.”
Early 20th century homes
East Washington Village’s residential blocks are almost entirely made up of mid-size homes built in the early and middle 20th century, typically featuring between 1,000 and 2,000 square feet of interior space. Craftsman bungalows, Spanish Revival homes and midcentury ranch-style homes can all be found in the neighborhood. “It has a nice historical feel without actually being on the register of historic places, which makes it a bit easier to make renovations,” says Broker Shahe Seuylemezian of Re/Max Dream Properties, who has lived in the area for 15 years. Many properties have undergone significant renovations in recent decades, and homes that hit the market in East Washington typically feature updated kitchens and modern amenities. Homes in the neighborhood generally sell for between $1 million and $1.5 million.

Washington Boulevard shops and restaurants
East Washington Boulevard serves as the commercial heart of the neighborhood, hosting an array of stores and services, including the local Stater Bros. grocery store, which is located at the intersection of Washington and Allen Avenue. More extensive shopping options can be found in Old Town Pasadena and the shopping centers of East Pasadena, which are both within a 4-mile drive of the neighborhood.
Washington Boulevard’s impressive dining scene includes a number of the most popular eateries in north Pasadena. Standouts include longstanding diners Connal’s, which has been serving burgers in the neighborhood since 1958, and Millie’s Cafe, one of the most popular brunch spots in town.

Pasadena public schools
Most children in the neighborhood attend local public schools, which are overseen by the Pasadena Unified School District. Webster Elementary has a B-plus on Niche, while Eliot Arts Magnet Middle School has a C grade. Pasadena High School has an A grade and offers a variety of specialized learning pathways and academies, including Law and Public Service, Creative Arts, and the App Academy, where students can specialize in computer science. The EF Academy International High School is located on the north side of the neighborhood, on what was formerly the campus of William Carey International University. The private boarding school focuses on English immersion for non-native speakers, drawing students from over 30 countries around the world.
Webster Elementary School is located in Pasadena.
Charles W. Eliot Arts Magnet Academy serves students 6th to 8th.

McDonald Park and Eaton Canyon
City-maintained greenspaces like McDonald Park and Washington Park dot the area surrounding East Washington Village, offering playgrounds, picnic areas and athletic fields. East Washington Village itself doesn’t have much in the way of local events. However, the neighborhood is just a few miles away from Old Town Pasadena, which hosts several major celebrations throughout the year, most notably the Rose Parade, held every New Year’s Day along Colorado Boulevard.
Getting around Pasadena
Washington Boulevard and Allen Avenue run through the neighborhood, allowing easy travel to and from Downtown Pasadena and neighboring areas. Multiple bus lines have stops along these roads, offering direct connections to central and east Pasadena. Interstate 210 and the nearest stop on the Metro A rail line are both located 1.5 miles south of the neighborhood, and both connect to Downtown Los Angeles. As for escaping LA, Burbank Airport is 17 miles away from the neighborhood, while Los Angeles International Airport is 33 miles by car—though that drive can involve some heavy congestion.
