Three miles from downtown Pasadena and 12 from Los Angeles, San Pasqual is a suburban neighborhood stocked with vintage character homes. “Most of the homes were built in the 1920s when there weren’t as many restrictions in terms of zoning, so you might end up in a home that was used as a barbershop almost a century ago,” says Mikki Porretta, real estate advisor with Engel & Völkers, who does a lot of business in the area. The community’s sleepy, tree-lined streets sit in the shadow of the San Gabriel Mountains, which paint a beautiful backdrop to the north. “The main thing here is going to be proximity to the Huntington Library and its’ beautiful gardens and art museum,” says Compass broker associate Kathy Gibson, who has over 30 years of experience in the San Gabriel Valley and has been a Pasadena resident since 1989.

Situated on over five acres in the western corner of the neighborhood, Eaton Blanch Park is San Pasqual’s only community park. Sports facilities include lighted tennis and basketball courts, picnic tables, playground equipment and a rose garden. “You’re under a mile away from the Huntington Library, Art Museum and Botanical Garden, which is a huge draw to this area,” Gibson says. The research and cultural center is set on 120 acres dotted by a dozen specialized gardens. The Huntington Lily Ponds are a modern Monet painting come to life. The library has a remarkable collection of rare books and artistic works from three continents. “There are so many cool architectural details in the library; it’s a beautiful building,” Gibson says.

Vintage character homes built from the 1920s through the 1960s
San Pasqual is a picturesque neighborhood comprising mostly single-family character homes built between the 1920s and ‘60s. “The architecture of the homes is so beautiful and varied. You’ve got Craftsmans, Colonials and Spanish-inspired homes built in the ‘20s and ‘30s,” Gibson says. “As a broker, I can tell you that homes tend to get less valuable as they age, but that’s not the case in Pasadena. You pay a premium per square foot on the oldest properties with major system upgrades.” There are some contemporary additions, but Gibson says that’s not what buyers want in this neighborhood. Homes range in price from around $1.1 million for something compact and vintage to over $3 million for something classic but more expansive. A small pocket of condos along East Del Mar Boulevard range in price from about $500,000 for a one-bedroom to $1.5 million for a three-bedroom, four-bath place with over 2,000 square feet.

Pasadena High Schools is known to retain teachers
Pasadena Unified is an above-average public school district with a B grade from Niche. Kids can start their education at Hamilton Elementary, which is graded B-plus, before advancing to Eliot Arts Magnet Academy, graded C. Pasadena High School gets an A from Niche, which ranks it in the top 5% of standout high schools in the state. Established in 1884, PHS is one of the oldest high schools in Southern California. Cal Tech is just blocks from the neighborhood
San Pasqual is only blocks from the California Institute of Technology’s campus and is known to attract faculty. “There are some really great buildings built in the 1920s, and they’re just so beautiful, but then they have these amazing contemporary buildings, so you have this fusion of old and new,” Gibson says. “Walking through the Cal Tech campus is such a treat and a very cool experience.”

Proximity to Old Pasadena is a big draw
San Pasqual is almost entirely residential, so shopping and dining are outside the neighborhood. How far outside the neighborhood depends on what type of shopping and dining. For groceries, there is a Vons a few blocks north on East Colorado Boulevard and a Trader Joe’s about a mile south. For more retail options or dining out, there are endless options 4 miles west in Old Pasadena. The eclectic old town atmosphere is charming, and the faces are friendly. This timeless town square maintains a full calendar of events, including tasting tours three days a week.

Highway access without the noise and safe streets
Situated just over a mile south of Interstate 210, San Pasqual has convenient highway access without the car noise and through traffic. The neighborhood’s main thoroughfare is East Del Mar Boulevard, a four-lane road lined by bus stops, with traffic lights every few blocks. Downtown Pasadena is about 3 miles west, and downtown Los Angeles is 12 miles southwest via state Route 110. Hollywood Burbank is the closest airport, 20 miles away, and Kaiser Permanente’s Pasadena facility is just north of the 210. Los Angeles International Airport is only 30 miles away, a sneaky long drive that can take more than 90 minutes during unpredictable rush hours.
The neighborhood is considered safe by most standards, with violent crime happening at half the national rate and in lower numbers than in Greater Pasadena.
