Litchfield Country Club is not only the oldest golf neighborhood on Pawleys Island, but also one of the most welcoming. “One of the things that most of my clients say, especially out-of-town clients, is how nice the people are here,” says Doug Henderson, a Pawleys Island native and Realtor at Heritage Coast Realty. “It’s a place where Southern hospitality is alive and well.” Most golf course communities on the island are gated, Litchfield Country Club is in an open neighborhood with a voluntary homeowners association. Because it is not gated, there is a wider range of housing sizes and styles than some of the private neighborhoods in the area. The country club, which was the first golf course on the island, is also "semi-private," making it open to both the public and members. Locals, seasonal residents and tourists can all take advantage of the decades-old course, as well as nearby community attractions such as Litchfield Beach and the Waccamaw River, which are open to anyone who visits.

Five decades of home styles surround Litchfield Country Club
While other Pawleys Island golf communities often have one home style that stands out, Litchfield Country Club has a wide range of residences built between the 1970s and 2020s. Classic ranch homes, custom-built new traditionals and experimental post-modern styles can all be found in the neighborhood. These homes typically stay within a similar price range of $400,000 to $700,000, regardless of their age. While flooding is common on the beach or directly on the river, Litchfield Country Club is inland enough to protect against coastal flooding, so not many homes have to be elevated. The country club’s golf course winds through the residential sections, where houses are surrounded by oaks, palm trees and expansive gardens. While there are few sidewalks, the neighborhood is far enough away from the main street for a pleasant walk or bike ride. Litchfield Country Club has a CAP Index Crime Score of 1 out of 10, well below the national average of 4.

Georgetown County’s top-rated schools
Pawleys Island is zoned into the Georgetown County School District, and the island has some of the top-rated schools in the district. Niche named Waccamaw Elementary School the best public elementary school in Georgetown County and gave it an overall A-minus grade. Waccamaw Intermediate School accepts fourth to sixth graders and has a B-plus from Niche. Waccamaw Middle School and Waccamaw High School also have B-plus grades. Waccamaw High School is known for its decorated athletic programs, including a tennis team that boasts nearly 30 state titles. The southern tip of Pawleys Island is home to research institutions for two major South Carolina universities — the University of South Carolina and Clemson University. Students from both schools can apply for research programs to study the island’s native marshes and rivers.
Litchfield Country Club, Pawley Island’s oldest golf course
There are nearly a dozen golf courses on Pawleys Island, but Litchfield Country Club on Country Club Drive has the distinction of being the first. The course has been open to the public since 1966, and memberships are available to anyone who wants discounts on tee time and access to the clubhouse. Boaters can dock at one of the area’s private boat slips, like the Reserve Harbor on Willbrook Boulevard, or store their vessel at one of two Freedom Boat Club locations, both within a mile of the country club. The Waccamaw River, just to the west of Litchfield, is one of the most popular boating locations on the island. Boats can traverse the river down to Georgetown, up to Myrtle Beach or just across the shore to visit the Samworth Wildlife Management Area. The 1,600-acre nature reserve is a well-loved hiking and bird-watching destination. Several churches are right against the marsh on the Waccamaw, including The Abbey at Pawleys Island on Gathering Lane and All Saints Church on Kings River Road. For a different waterfront view, 3 miles of shoreline can be found at Litchfield Beach a few miles away.

Litchfield seafood, from haddock to caviar
Most of the island’s best restaurants and shops surround the busy Ocean Highway, only a mile from the country club. Some of the closest restaurants are Perrone’s Restaurant and Bar, an upscale seafood eatery specializing in caviar and oysters, and Captain John’s, a more casual spot known for its lobster rolls and haddock. “You can be fancy and go to the fancy restaurants, but you don’t have to to fit in,” says Carolyn Robertson, a Litchfield Beach local and Realtor with Palms Realty. “You can wear expensive clothes or flip-flops, and either way, you’re welcome.” Retail options on the highway include supermarkets like Food Lion and The Fresh Market, as well as boutique stores like Hammock Shops Village. The village is a collection of 21 local businesses offering handmade rope hammocks, artisan olive oil and locally made wine.

A short drive to downtown Georgetown
Ocean Highway, also called Route 17, runs through the center of Pawleys Island and connects Georgetown, 16 miles to the south and Myrtle Beach, 24 miles to the north. Coast RTA also has a daily bus route between the two cities’ downtown areas and the Myrtle Beach International Airport. While Georgetown has a small regional airport for recreational pilots, Myrtle Beach International is the largest commercial airport in the area.
