Silverlake's appeal is its established, HOA-driven curb appeal

Before the 1990s, Pearland was so rural it didn't even have a grocery store. Silverlake was built right around the time development started to take off in the city and became its first upscale neighborhood. Local Realtor Janet Sher of Better Homes and Gardens Real Estate Gary Greene lived in a starter home next door when developers broke ground in Silverlake. She said the neighborhood became a "dream" for many, including her, and it's still a top choice even as new homes are being built out west. Silverlake is valued for its established nature and earned reputation for being a well-maintained, family-friendly neighborhood. "In a newer home, even though it's newer, you don't know what will happen to the neighborhood," Sher says. "Silverlake is established. It's been there. It hasn't changed. A lot of that has to do with Homeowners Association (HOA)." A public golf course winds through Silverlake and its neighborhood parks and cul-de-sacs create spaces for kids to play.

Streets end in cul-de-sacs in Silverlake

Yards are modest to spacious and neatly manicured in Silverlake, with some homes on a quarter of an acre. Front door pathways intersect with winding sidewalks, and most neighborhood streets end in cul-de-sacs. Silverlake's original neo traditional homes were built in the 1990s in different hues of red or white brick. This style continued into the early to mid-2000s. Some homes may need upgrading, as they still maintain a '90s interior. "People who want to buy a house like this don't mind because they'll redo it to be in that area," Sher says. Prices typically range from the $300,000s to the $600,000s in Silverlake. Waterbury Estates and Lakecrest Estates have some of the priciest and largest residences, ranging from $800,000 to $1 million. The former backs up to the golf course, and the latter winds around a lake. Silverlake also has a selection of new homes in that higher price range. They are also built in a neo traditional style, but with a modern look, featuring black trim and stucco exteriors accented by stonework. Silverlake also has a gated section filled with townhouses in the low to high $300,000 range. HOA fees can be as low as $70 a month or as high as $400 in the neighborhood's gated section. Pearland is known to flood during hurricane season, lasting from May to September.

The Silverlake Homeowners Association organized private community events

The Silverlake Homeowners Association organizes private community events advertised only to residents through an online membership portal. There's also a wide range of events happening throughout Pearland, all within 7 miles of Silvercrest. Pearland Town Center hosts the Pearland Country Music Showcase in May and November, featuring a range of live performances from regional and national talent. There's more live music happening at Southdown Park from May to June when it hosts Concerts in the Park. Spring Fest — a family-centered event featuring live music, mechanical rides and local food vendors — happens at Independence Park. The park also hosts Celebration of Freedom & Fireworks, Pearland's Fourth of July event, every year.

Glenda Dawson High School earns an A plus from Niche

Students attend highly rated schools within the Pearland Independent School District. They may begin at one of three elementary schools: Silvercrest, Silverlake or Massey Ranch. All of these schools earn A ratings on Niche. From there, it’s Berry Miller Junior High School or Pearland Junior High South, which respectively earn A and A-minus ratings. Glenda Dawson High School boasts an A plus and offers a range of extracurriculars ranging from marine biology to a travel and food club.

Days on the fairway at Southwyck Golf Club

Southwyck Golf Club meanders through the neighborhood, offering a link-style, 18-hole golf course. Locals can book time on the green and with instructors if they want coaching. Silverlake Community Park is in the northwestern part of the neighborhood with a splash pad and two play areas for younger and older kids. Clarence E. Sasser Park, also west but more centrally located, offers walking trails, another playground and a covered pavilion for gatherings.

Target and H-E-B surround the freeway

Though Silverlake is primarily residential, shopping centers swarm where South Freeway and Broadway Street meet on the neighborhood's northwestern edge. Target, Marshalls, Kohl's and Randall's grocery store are in Silverlake Village. Shadow Creek Ranch shopping mall offers an H-E-B and the Houston chain Bayou Boil House, serving Cajun-style seafood. Pearland Town Center has DICK'S Sporting Goods, Barnes & Noble and Bath & Body Works, as well as Shogun for hibachi and Mongo for Mongolian barbecue. Other restaurant chains in the surrounding area include Saltgrass Steak House, Whataburger and Lupe Tortilla Mexican Restaurant – a Texas chain serving specialty enchiladas, tacos and burritos.

Silverlake is within 15 miles of downtown Houston

Most relay on their cars to commute around town and the wider region. Silverlake residents live within 15 miles of downtown Houston, the Medical Center Area and William P. Hobby Airport while being 50 miles but less than an hours on the highway to Galveston Beach. South Freeway, or Highway 288, runs along the neighborhood’s northwestern edge, connecting locals to the metropolitan area. HCA Houston Healthcare Pearland is within 4 miles of Silverlake for convenient care.
