Less than 20 miles from Manhattan
Situated inside the oldest town in Westchester County, the Village of Pelham is all about community and the arts. Streets are lined with colonials and Cape Cods, with a few Tudors and turn-of-the-century homes thrown into the mix. The village is about 16 miles from Manhattan, close enough for residents to commute by car or the Metro-North Railroad’s New Haven Line for work or fun. With tree-lined streets throughout the community, April Monaco, a Realtor with Houlihan Lawrence Inc. who has sold homes for over two decades in the area, says the community-centric neighborhood has a lot of character. “It’s charming and walkable. It’s really a sweet neighborhood,” she says. Residents who want a change of pace are getting that in the Village of Pelham.

Housing prices in the community range from $453,000 to $2 million and most homes are on lots of 4,791 square feet. With nearly 40% of residents renting, the neighborhood has investment opportunities. “People make the move from living in the city for a little slice of suburbia,” explains Monaco. “People try out the area for a while to get a feel for it and end up staying. This is an easy place to make that segway.”

High marks for area schools
Young students in the village often attend schools in the Pelham Union Free School District, which is rated A-plus by Niche. The school has an A-Niche rating. Albert Leonard Middle School, located in nearby New Rochelle, has an A-minus Niche rating. Pelham Memorial High School has 96% of students proficient in math and is an A-plus-rated school.

Park honors late resident
