Pemberton Heights is a residential pocket within Burlington County surrounded by the farms and the New Jersey Pine Barrens. “It has a lot to offer if you like a rural setting, like lakes for kayaking and hiking trails. But it’s still close to shopping and major highways. It’s got a dynamic to it where you can enjoy the best of both worlds,” says Deedra Richardson, Realtor with Prime Realty who has sold properties for over a decade. “We get a lot of buyers from up north like New York City who are trying to find the American Dream – suburbia, homes that actually have grass, and all that.” Additionally, the neighborhood is only 7 miles down the road from Joint Base McGuire-Dix-Lakehurst, commonly called Fort Dix, making it a popular place for military families to drop anchor.
Midcentury single-family homes
Most homes lie behind chain-link and picket fences on a grid of lamp-lit streets named after northeastern universities such as Harvard and Amherst. Lots tend to fall under 10,000 square feet in size, and builds often follow split-level and raised ranch-style designs, connected by sidewalks. On the north and east sides of the neighborhoods, buyers will find smaller Cape Cod homes and larger Colonial Revivals, sometimes hidden behind mature trees. “Most homes were built in the 1950s and ‘60s. A lot of new families and buyers have come in and renovated them,” Richardson says. Prices usually run from $200,000 to $425,000.

Pemberton Township High School offers dual enrollment
Kids can start off at Samuel T. Busansky Elementary, which receives a B-minus from Niche. They can move up to C-rated Helen A. Fort Middle and C-plus-rated Pemberton Township High. Pemberton Township High’s College Acceleration Program allows students to dually enroll in courses at Rowan College at Burlington County at reduced rates. The high school’s Medical Arts Academy lets students job shadow health professionals and participate in internships at Deborah Heart & Lung Center.

Sports, hiking trails and the Water Carnival
There are a few green spaces within the neighborhood. Rattau Park offers an open, grassy field and picnic tables, while West End Recreation Are invites parkgoers to play basketball or explore the playground. Pemberton Lake Wildlife Management Area is just northeast of the neighborhood, popular among anglers and kayaks. The Smithville Mansion 5 miles west was the former dwelling of a prominent industrialist and is open for tours. The home is the main feature of the greater Historic Smithville Park, which features trails, picnic areas and a lake open for fishing and canoeing. Just 3 miles east of the neighborhood, Imagination Kingdom is a fantasy-themed playground with multiple slides, musical instruments and climbing structures. To explore the New Jersey Pine Barrens, residents can drive 8 miles southeast to Brendan T. Byrne State Forest, which offers hiking and biking trails on top of campsites and cabins for overnight visits.The Water Carnival takes place in late July at Mirror Lake Beach 5 miles east in Pemberton Township. The event features vendors, a water stunt show and Polynesian dancing and concludes with fireworks.

Shopping and dining in Pemberton Heights and Mount Holly
Although predominantly residential, Pemberton Heights is home to one restaurant, Pete & John’s Pizza Parlor, known for their creative pies like the fat cat, topped with French fries, bacon and ranch. For a quick shopping trip, locals can visit the Hanover Deli & Grocery in Pemberton’s small downtown or discover secondhand treasures at Grist Mill Antiques Center. Budds KnP Farms & Country Market offers locally grown fruits, Amish goods, sandwiches and more. Located on the southeast corner of the neighborhood, Clement Farms invites visitors to pick blueberries by the pound. The grounds are also the site of the annual Blueberry Festival in late June, which features vendors, games, live music and raffles. Shoppers can head into Mount Holly for more stores such as Aldi, Walmart and Lowe’s Home Improvement.
Pet and John's Pizza Parlor in Pemberton Heights is a casual pizzeria serving pizzas, hoagies, and cheesesteaks, plus a kids' menu.

Between Philadelphia and beaches
Pemberton Heights commuters are about 12 miles from Interstate 295 and the New Jersey Turnpike, which connects the Washington D.C. and New York City metro areas. Downtown Philadelphia sits 30 miles west, while Philadelphia International Airport is 40 miles away. Virtua Mount Holly Hospital is a 7-mile drive west of Pemberton Heights. Or, travelers can fly out of Trenton-Mercer Airport 30 miles north. NJ Transit bus route 317 passes through the neighborhood, running from Philadelphia to Ashbury Park. “You’re in the center of being able to commute to major cities and highways and recreational spots alike. If you drive one way, you to get to Philadelphia, but if you drive in the opposite direction, you can get to Long Beach Island in 45 minutes,” Richardson says.
