Pasadena Lakes South is "centrally located to everything you need"
Pasadena Lakes South is a small, slow-paced neighborhood nestled among the residential communities of east Pembroke Pines. Homeowners enjoy a tranquil setting of palm tree-lined streets and multiple nearby amenities, including convenient shopping and dining. “It’s centrally located to everything you need,” says Verna Felix, a Realtor with The Keyes Company, who sells real estate throughout Broward and Miami-Dade counties. “The highways are not too far away. The very large Pembroke Pines Mall is right there. The hospital is right there as well. It’s in the middle of everything.”
Homes hold their value because of the location
Ranch-style designs are prominent among the colorful midcentury homes that line the neighborhood’s walkable streets. Driveways and attached garages are standard features. Several homes offer backyards with waterfront views. Single-family home prices range from the mid-$500,000s to the low $700,000s. The median price of around $550,000 is about 10 percent higher than the citywide median. “Because it’s so centrally located, everybody wants to be there,” Felix says. “That’s one of the reasons the prices are a little higher.” Condos in the mid-$200,000s offer a more affordable multi-family alternative. Flooding is not a factor, but the risk of wind damage during hurricane season affects insurance rates. Pembroke Pines employs the CodeRED high-speed notification system to quickly alert citizens by phone, email or text in the case of emergencies.
Broward County schools are located within walking distance
Pines Lakes Elementary School, rated B-minus by Niche, is within walking distance of the neighborhood’s west side, and Pines Middle School, rated C-plus, is just as close to the east side. Older students can attend Charles W. Flanagan High School, which earns an overall grade of B-plus, with an A for diversity. Broward County Schools has a choice program for eligible students to attend schools outside of their geographic zones. In addition, Pembroke Pines is known for its charter schools. City of Pembroke Pines Charter High School, which serves students in sixth through 12th grades, is one of the few county schools rated A-plus by Niche.
Shopping centers and restaurants in and around the neighborhood
The Palm Johnson Plaza and Palm Square shopping centers offer convenient options within the neighborhood. Just outside is Pines Boulevard, the city’s primary commercial corridor. “There are lots of good restaurants with very familiar names – Bahama Breeze, Red Lobster,” says Felix. “Places that are not too expensive but are family-oriented.”
More contemporary dining destinations include Mister 01 Extraordinary Pizza and Pho Bar Vietnamese Kitchen. Residents are within minutes of grocery stores and big-box retailers. Publix, Broward Meat & Fish, Lowe’s, Home Depot and Target are all within 2 miles. Target is part of the sprawling Pembroke Lakes Mall.
A lot of parks in this family-oriented community
“There are a lot of parks in the community,” says Felix, who describes the neighborhood as “all about family.” John S. Fahey Park is a small green space with a playground on the neighborhood’s northwest edge. Across Johnson Street is the Craig Rupp K-9 Dog Park and the Central Trail, a paved multi-use path that leads to Jack McCluskey Rainbow Park. The nearby Pembroke Lakes Golf and Raquet Club offers an 18-hole public course and other resort-style recreation. Outdoors enthusiasts can find plenty to do along the Hollywood oceanfront about 10 miles from the neighborhood. “Of course, it’s Florida, so the beach is just a drive away,” Felix says.
Well-known art gallery is a featured attraction in Pembroke Pines
The Frank C. Ortis Art Gallery and Exhibit Hall, known affectionately as “The Frank,” is the centerpiece of the Charles F. Dodge City Center Complex, which is less than 2 miles from the neighborhood. The complex hosts signature community events such as the annual Pines Day, a city birthday celebration.
Residents can rely on public transportation, nearby interstates
Broward County buses run regularly along Pines Boulevard and provide public transportation to local points of interest, including Memorial Hospital Pembroke about 4 miles away on Sheridan Street. The Sheridan Street Tri-Rail Station is about 9 miles away, adjacent to Interstate 95. I-95 provides access to cities up and down the Atlantic coast. Miami is about a 20-mile drive via I-95. Interstate 75 is about 7 miles west of the neighborhood. The Fort Lauderdale-Hollywood Airport is less than 20 miles away.
