While some properties have small fishing docks, the lakes have public paths allowing for access. The area is also adjacent to the Pembroke Lakes Mall and other shopping centers and close to local parks and schools. “It’s a great location right on Pines Boulevard,” says John Lucka, a broker associate with RE/MAX Select Group of Florida who has been selling in Pembroke Pines for over 40 years. “You’re minutes away from the major highways and thoroughfares, 1 mile from the mall and Memorial Hospital West, so there are things to get to quickly.”

The area is HOA-controlled, with dues covering lawn care and property maintenance, says Lucka. He also says that the area attracts both young families and middle-aged homebuyers. Lucka adds that most properties were built in the 1990s and meant to withstand heavy storms and hurricanes, which can be a factor, but the area rarely experiences flooding.
