Westfork is a neighborhood of lakes and swimming pools, Spanish stucco and clay-tiled roofs, and tall date palms towering in the sunny stillness of the South Florida sun. Located in Pembroke Pines, Westfork is, according to Denis Kersaint, an award-winning real estate agent with Signature Realties, “built to accommodate Millennials.” Every home here was built after 1990, making them desirable for their modern amenities and condition. The cities of Pembroke Pines and Miramar are more popular with homebuyers in this area of South Broward County than older cities such as Hollywood and Fort Lauderdale to the east.
From above, Westfork has just as much water as land. This is by design, as developers of the small neighborhood filled it with man-made lakes and canals so that almost every home has a water view. While most of the homes in Broward County are in what the Federal Emergency Management Agency calls a moderate-risk flood zone, a historic drainage project in Pembroke Pines aims to ensure infrastructure can withstand 21st-century weather patterns.
Millennial mansions + water views
Prices start around $400,00 for two-bedroom townhomes in lovely Mediterranean-style duplexes with canary palms and native plant gardens bordering driveways made of clinker brick patterns that lead to one-car garages. Huge Spanish mansions with four bedrooms in the shadows of live oak and magnolia trees are listed for under $800,000 in this upscale neighborhood. Porticos with painted pillars and brick patios allow residents to enjoy the local climate. At the top of the market, four-bedroom Monterey mansions with in-ground pools designed to fit into the landscape with jacuzzies and outdoor tiki bars are listed for under $1 million. While homes certainly cater to Millennials here, the neighborhood is, Kersaint says, “very family-oriented, and that’s what separates it from Miami.” The gated communities here are also desirable for their security, says Kersaint.

Dual-enrollment is an option
Westfork is in the Broward County School District, which received a B-plus on the school ranking website Niche. Panther Run Elementary School is in the southwestern corner of Westfork and received a B on Niche. Silver Trail Middle School in the next-door neighborhood Lakes of Western Pines received an A-minus. There are also high-performing charter schools in the area. City of Pembroke Pines Charter High School is a few blocks north of Westbrook. The school is ranked the best charter school for grades six through 12 in Miami and received an A-plus on Niche. The college preparatory school partners with local libraries, parks, and university systems to offer dual-enrollment opportunities. Home prices “ballooned in the last 10 years because it’s a great place to raise a family, “says Kersaint.

Citywide renovations
In 2022, the City of Pembroke Pines approved a citywide parks and recreation renovation. As a result, the 35-acre William B. Armstrong Dream Park is currently closed for construction, but the Pembroke Pines Parks and Recreation Department expects it to reopen in 2024. When it does, it will have been renovated with new fitness trails and walking paths, a recreation center, and a new and inclusive playground area. Spring Valley Park in Westfork, which features an outdoor roller hockey rink, is also under renovation. The Pembroke Pines YMCA Family Center, with its extensive aquatics center and gyms, is a few blocks south of Westfork.

Westfork Plaza is a large outdoor shopping center in the southeastern section of the neighborhood.
