Once an area ripe for farming and industrial centers, Upper Hanover Township has seen a population boom in recent years thanks to an influx of new construction and commercial developments. While the community continues to grow, the township works to maintain its rural character by protecting the expansive green spaces and open farmland that surround the town center along Pennsylvania Route 29. Upper Hanover spans over 21 square miles, but most residents reside in its three boroughs along PA 29: East Greenville, Pennsburg and Red Hill. Although the community feels secluded, its central location in Montgomery County offers commutes to bigger cities such as Allentown and Philadelphia.

Vibrant commercial corridor along Main Street

With PA 29 bisecting Upper Hanover Township, residents have access to local restaurants, small businesses and big-box shops. Locally known as Main Street in the township, PA 29 is lined with sidewalks, and the commercial corridor connects the three boroughs of East Greenville, Red Hill and Pennsburg. Long-standing institutions include the Carriage House, an 18th-century farmhouse serving craft beer and elevated pub grub five days a week. At Publication Brew Works, the former Town & Country newspaper building is now a rustic taproom where neighbors gather for trivia, bingo and live music. Raw Replenish Pennsburg is one of several cozy cafés in the township, while Hometown Creamery is a go-to for dessert. Family-owned shops include Bitterman’s Comics and More and Black Sea Jewelers. The Grand Theater has been showing movies since 1924, and the single-screen cinema is known for its old-fashioned red velvet chairs. Chain retailers like Walmart and Dollar Tree also sit along Main Street. For groceries, there’s Weis Markets in Pennsburg and Redner’s Warehouse Market in Red Hill. Residents can also shop local at the Stauffer Fruit Stand, a produce market run by Stauffer Family Farms.

A mix of traditional homes, townhouses and new construction

Homebuyers will find that housing in Upper Hanover reflects the township’s transformation from undeveloped farmland to a burgeoning rural town center. “There are old-fashioned, established homes and new construction in the Upper Hanover Township area, so it’s a good mix for a wide range of buyers,” says Connie Dolansky, an associate broker at Zuber Realty with over 40 years of experience in real estate. Closer to the town center, traditional ranch-style, Colonial Revival, American Foursquare and Cape Cod homes sit side-by-side on modest lots. Row houses, twin homes and townhouses are also common in the center of town. Further from PA 29, bucolic farmhouses date to the early 19th century and feature wood-burning stoves, detached barns and sprawling lots with up to 10 acres of land. Newer construction includes contemporary farmhouses and New Traditional homes built around the early 2020s. Prices for single-family homes range from around $230,000 for a twin to $950,000 for newer construction. Townhouses tend to sell for about $240,000 to $360,000. Limited inventory creates a competitive market in Upper Hanover Township. Homes sell on average in about two weeks on the market. The area’s CAP Index crime score is 2 out of 10, lower than the national average of 4.

Fishing and boating at the Green Lane Reservoir

While several parks are scattered throughout Upper Hanover Township, Green Lane Park stands out with 3,400 acres of nature. The Green Lane Reservoir is a popular destination for fishing and boating, and residents can rent kayaks, canoes or motorboats from Green Lane Boat Rental. Over 20 miles of multi-use trails weave through the sprawling green space and are utilized year-round for hiking, mountain biking, horseback riding and cross-country skiing. Green Lane Park also hosts events ranging from a summer concert series to the seasonal Green Lane Park Local Market. Smaller green spaces like Red Hill Park and Camelot Park feature sports facilities and play areas. Membership at the Upper Perkiomen Valley YMCA includes access to unlimited fitness classes and free childcare for up to two hours. At the Upper Perkiomen Valley Library, all-ages programs range from youth story times to adult book clubs. Golfers have access to three public courses: Butter Valley Golf Course, Sweet Water Golf Course and Macoby Run Golf Course. All three are less than a 5-mile drive from Upper Hanover Township.

Annual Strawberry Festival at New Goshenhoppen Park

The town gathers at New Goshenhoppen Park for festivities hosted by the New Goshenhoppen United Church of Christ. Its Strawberry Festival celebrates the beginning of summer with a petting zoo, live music and, of course, plenty of strawberry-themed treats. Over Labor Day weekend, neighbors gather for the Park Picnic and Band Concert. In addition to its full schedule of events, the green space has a playground for kids to explore.

Opportunities to earn college credit at Upper Perkiomen High School

The Upper Perkiomen School District earns a B-minus from Niche and has an average student-teacher ratio of 15-to-1. Students in kindergarten through third grade attend either the B-minus-rated Marlborough Elementary School or the C-plus-rated Hereford Elementary School. The Upper Perkiomen 4th & 5th Grade Center scores a B-minus, while Upper Perkiomen Middle School earns a B. At the B-minus-rated Upper Perkiomen High School, rising seniors can apply to the High School Honors Program at DeSales University, Moravian University or Lehigh University and enroll in college-level courses. Private school options include the Perkiomen School, a private boarding and day school serving sixth through 12th grade earning an A-plus from Niche.

Interstate 476 connects commuters to Allentown and Philadelphia

While some communities in Upper Hanover Township feature sidewalk-lined streets, residents are primarily dependent on their vehicles to get around. Pennsylvania Routes 663 and 29 intersect in the town center, and PA 663 connects with major thoroughfares such as Interstate 476. “It’s a nice central location because you get the seclusion, but you’re in between Quakertown, Allentown and Philadelphia, so you have an easy commute to work in the larger cities and towns,” Dolansky says. Also known as the Pennsylvania Turnpike, I-476 leads 30 miles north to Allentown and about 45 miles south to Philadelphia. Quakertown is just a 10-mile drive east via PA 663, while Lehigh Valley International Airport is about a 30-mile drive from the township.
