Climb up to East Rockhill to discover rich history and highly rated schools. “This neighborhood is minutes away from Downtown Perkasie which has boutiques and restaurants and bakeries. The high school is right there and we are just over an hour from Philadelphia,” says Jennifer DeLawter, a local Realtor with Keller Williams New Hope Office who has been in the real estate business for over 15 years. “This area is highly desirable because it’s more cost-effective than some of the surrounding areas."

East Rockhill was originally established way back in 1740 by Quaker settlers who were soon joined by German Mennonites. The community was first called Servants since William Penn reserved the land for indentured servants. But the name was later changed to more accurately reflect the rugged landscape and rocky soil. And thanks to the Pennsylvania Railroad and all the convenience it brought to the area, East Rockhill was able to grow into what it is today. Local murals and creative artwork like the hand-painted Liberty Bell Route capture the rich historical nature of the community.

Homes are typically traditional colonial style and brick Tudor structures. Quaint, stone-faced two-stories and stucco split levels are also common. Single-family home prices can be anywhere from $335,000 to $790,000 and you’ll also find town houses for between $340,000 and $480,000. Some homes date back to the early 1900s and can be as recent as 2023 new construction. Home sizes typically fall between 1,100 and 3,700 square feet and lot sizes can range from 8,000 square feet to 3 acres. Spacious lots are often accompanied by lush green lawns and shaded by mature trees. Take in the wooded landscape from the comfort of your cozy front porch.

Robert Deibler Elementary School received a B rating from Niche and started as an eight-classroom school in 1956. The school has grown significantly since then and recent renovations offer an updated gymnasium, library and computer lab. Penridge North Middle School is another option that received a B-plus rating from Niche and offers athletic opportunities like soccer and basketball. Pennridge High School received a B rating from Niche and thanks to an early 2000s renovation now boasts a multi-million dollar state-of-the-art campus.

Get some fresh air at Willard H. Markey Centennial Park, where you’ll find everything from a seasonal driving range to a skate park. Stretch your legs on the walking trail while your little ones explore the playground. Start a pickup game on the basketball court or softball field and finish the day with a picnic at one of the pavilions. Lenape Park is the perfect place to bring your four-legged friend with a dog park and plenty of activities for pup owners as well. Try out the bike trail or one of the many sports courts.

For casual classics like steak, seafood and pasta dishes, visit Country Place, a family-owned and operated restaurant and bar. Rise and Grind Cafe is another great option known for its coffee and seasonally-inspired offerings like house-made soups, gourmet peanut butter and honey. The Ram is a combination restaurant, beer garden and rooftop lounge that pairs good food with good spirits, making it a local favorite.
