Romoland was established for fig and grape farming in the 1920s, and it remains a haven for country living, where residents raise chickens and ride horses across the flatlands. The neighborhood is growing slower than nearby areas but has also evolved to include a diverse range of homes. "The surrounding towns — Menifee, Marietta and Temecula — are all still newer," says Darren Ham, a Realtor for over 20 years who works for Signature Real Estate Group. "However, this part of Southern California has experienced significant growth." While this quiet, rural area may not be brimming with new construction, large tracts of land position it for expansion. For now, Romoland offers a peaceful life near highways and robust recreation, including state-of-the-art sports fields and a water park.

Romoland's flat desert land is given depth by the rolling mountains surrounding it and the hearty palms springing from lawns. Long stretches of dirt roads connect country homes to the east, where custom-built and manufactured properties settle on vast acreage. A fair number come with stables, riding areas and chicken coops. Romoland also offers properties on one-acre lots for those desiring space, but not a full-fledged ranch. It also has a typical suburban area with smaller lots managed by homeowners associations. The median build year in Romoland is 1991, and homes typically sell within 20 days. Prices range from the mid-$500,000s to the low $990,000s for properties on modest acreage to over $1 million for more acreage. The area is served by the Perris Union High School District and Romoland Elementary School District. Students may begin at Romoland Elementary, which earns a C-plus on Niche, before filtering into Ethan A. Chase Middle School, which earns a B rating. Ethan A. Plenty of family-friendly recreation nearby, including a small beach
DropZone Waterpark is just west of Romoland. The park has a ride that simulates surfing waves, a sand volleyball area and a competition pool. It also hosts weekly summer camps for kids ages 5 to 12. Just south of the waterpark, Big League Dreams Perris is a hub for youth sports and adult leagues. Here, players crack the bat in replicas of Yankee Stadium, Fenway Park, Dodger Stadium and Angel Stadium. The 35-acre complex also has batting cages and two soccer fields. Heritage Lake Sports Park, about 5 miles south, offers more sports fields, tennis, pickleball and basketball courts, and a "tot lot" playground. The closest public lake and beach area is around 15 miles away at Lake Perris State Recreation Area.

Convenient highway access connects residents to the wider SoCal region
"A lot of these [neighborhoods] grew as a result of commuter traffic to Orange County, Los Angeles and San Diego," Ham says. The larger cities are within a few hours by car, the closest being Los Angeles, around 80 miles away. California State Route 74 — roughly 3 miles from Romoland's core — intersects with Interstate 215. Menifee Global Medical Center is about 6 miles away, and Ontario International Airport is about 40 miles. Wine country is just over 20 miles south for a weekend getaway.
Shopping is outside the neighborhood, within a few miles
Locals can grab fresh produce from California Ranch Market and burritos and quick conveniences from Romoland Market just outside the neighborhood along State Route 74 and I-215. The most robust shopping, with popular chains like Target and Best Buy, is around 9 miles south at Countryside Marketplace and Menifee Town Center.
