Part of Perth Amboy, a former resort town turned bustling city, Amboy Avenue is a largely residential neighborhood within walking distance of business hubs. The compact, gridded area mixes single- and multi-family homes with shops and restaurants. The city is also just 20 miles south of Manhattan, attracting working commuters with access to major thoroughfares and popular NJ Transit options. “Proximity to the city is very good, it’s just across the bridge from Staten Island,” says Corey Jones, a Realtor with Coldwell Banker Realty, who’s been selling homes in the area since 2019.

Homebuyers can find single- and multi-family colonials, national-style homes and Cape Cods from the early- to mid-1900s. A small number of older houses have been torn down in the last five years and contemporary styles have been built in their place. Some homes have small yards and driveways, but many residents rely on street parking for personal vehicles. Shopping and Dining on Amboy Avenue

“Most of the dining and grocery shopping is central to the city and walkable for at least half of the city’s residents,” Jones says. While the biggest shopping and dining hub is downtown, Amboy Avenue has its own businesses. Daisy's Supermarket is a local grocer with fresh produce, packaged goods and a deli. There’s also ShopRite less than a mile west for bigger grocery runs. Popular local dining options include The Latin Grill for Peruvian dishes and Eden's Legacy with a mix of Latin and American favorites.

Public transit options, convenient access to HMH Medical Center

Amboy Avenue gets a high walkability score for its compact design. Perth Amboy’s train station is downtown with a line that runs from the Jersey Shore to Penn Station in Manhattan. The NJ Transit 116-bus line also runs through the city and leads to the Port Authority Bus Terminal. Those commuting by car can take Outerbridge Crossing to get to Staten Island and Garden State Parkway to get to Newark and South Jersey. HMH Raritan Bay Medical Center is conveniently in the neighborhood. Newark Liberty International, the closest airport, is 13 miles north.

Forested trails and waterfront attractions

Just north of the neighborhood, Rudyk Park has basketball courts, a baseball diamond, soccer field and a playground. One mile north, William Warren Park offers over a dozen sports facilities, forested trails and an outdoor gym. And one mile south, Perth Amboy’s waterfront has a walkway, marina, fishing pier and a half mile of sandy beach along Raritan Bay.
