A mile from the heart of Perth Amboy’s downtown, homes in Hall Avenue sit close together. Aside from a handful of restaurants, it’s a residential area, but downtown’s shopping and dining are always close. As a whole, Perth Amboy is a city at the start of a growth cycle; in 2024, officials announced $2.6 million in projects aimed at revitalizing its downtown and improving parks. There’s also a project underway to clean up abandoned warehouses along its waterfront, replacing them with luxury apartments. “I always compare Perth Amboy with Metuchen, and Metuchen doesn’t even have the waterfront that we have,” says Carmen Almanzar, a broker associate with Fox & Foxx Realty who has sold homes in Perth Amboy for 23 years and lived there for 20 years. “We have so much more to offer — the convenience, the location, the waterfront, all this different culture.” Just 32 miles from New York City, Almanzar says that people who work in the city are drawn to move to Perth Amboy because of its easy commute, lower home prices, boating opportunities and upcoming improvements. The changes coming to Perth Amboy are already beginning to trickle slowly into neighborhoods like Hall Avenue. “We’ve seen a change in the last four or five years because of all the activity in town,” Almanzar says. “It’s getting a little bit more city-like. It used to be more like a suburb, but it’s getting a little bit of the action now.”
Fixer-uppers starting at $300,000
Narrow, two-story colonial-style homes with front porches are stretched along most of Hall Avenue’s sidewalk-lined streets, interspersed with the occasional Dutch Colonial, American Foursquare or bungalow. As the city has grown, a few homes have been torn down and replaced with new traditionals. Houses lack front yards and usually have pocket-sized backyards. Some houses have driveways or off-street parking in the back, while others rely solely on street parking. Prices start at around $300,000 for a small house that needs updates and climb to around $500,000 for a newly built house. Two- or three-family houses typically cost between $500,000 and $700,000.

A smattering of local restaurants and businesses are stretched along Hall Avenue and State Street. Amboy Restaurant is known for its Puerto Rican food, and locals can pick up a few essentials at bodegas like Espinosa Market or Cortland Corner. Beyond this, Perth Amboy’s downtown is just a mile away, offering abundant restaurants and local shops. The city’s waterfront isn’t yet as developed as it will be, but there are a few high-end seafood restaurants near or on the water, including The Armory. Almanzar says the restaurant is “an icon of the town.”
Whether it's classic Puerto Rican flavors, quick bodega finds, or upscale seafood dining, Perth Amboy offers a dynamic food scene that continues to grow.

Nearby cultural festivals and summer concerts
The city has frequent events throughout the year, including the Perth Amboy Puerto Rican Festival, which features live music, carnival rides and food. There’s also a Dominican festival, a Peruvian festival and a Cinco de Mayo celebration, Almanzar says. Enrique Hernandez, the broker and owner of Petra Best Realty, says that summer also brings concerts at waterfront parks a couple miles south of Hall Avenue. “People come there to listen to music… It draws a lot of crowds into the city to celebrate,” he says.
Elective academies at Perth Amboy High
Niche gives the Perth Amboy Public School District a C on Niche. From kindergarten through fourth grade, children can attend Edward J. Patten Elementary School, which has a C, before moving on to Samuel E. Shull Middle School, which has a C-minus. Perth Amboy High School has a C-plus and is the district’s only high school. Students at Perth Amboy High pick electives from one of three themed academies: Comprehensive High School, which covers a wide range of disciplines, Health Sciences Academy, which focuses on the medical field, and Communications Academy, which covers courses in fields like journalism, design and audio and video production.
At Perth Amboy High, students can pursue specialized fields like communications and health sciences after starting their education at local elementary and middle schools.
Samuel E. Shull Middle School in Perth Amboy offers a Gifted & Talented program and emphasizes visual and performing arts as part of its curriculum.

Nearby parks and boating on the nearby Raritan Bay
Hall Avenue doesn’t have any parks, but Rudyk Park is just a short drive away. The park has athletic fields for baseball and soccer alongside a basketball court and playground. A couple of miles away, Bayview Park offers a fishing pier and is surrounded by marinas and yacht clubs. Although Hernandez says there’s no swimming in the Raritan Bay, many residents enjoy fishing or boating in the Raritan Bay or Raritan River.

Nearby highways, commuting to NYC by car, train or ferry
Hall Avenue has easy access to state Route 440. Heading east along the road brings them across the bridge to Staten Island in a matter of minutes, and while heading east connects to state Route 35. The 32-mile commute takes about 50 minutes in low traffic by car, but there’s a commuter train station just over a mile away in downtown Perth Amboy or about 4 miles away in Woodbridge. There’s even a ferry that leaves from South Amboy about 5 miles away. “Commuting is very easy, very convenient,” Almanzar says, adding that many people who work in New York City are drawn to Hall Avenue or Perth Amboy as a whole. Hackensack Meridian Health Raritan Bay Medical Center is just a mile away.
Occasional hurricanes or tropical storms bring high winds
Hurricanes or tropical storms occasionally pass over New Jersey. Although it doesn’t happen every year, First Street, a climate risk data organization, says that these storms bring a minor risk of flooding and a major risk of high winds.
