The Waterfront offers residents a coastal area in a former resort town
Located on the southern edge of Perth Amboy, The Waterfront is a compact neighborhood bordered by Raritan Bay. Originally developed as a resort town, the city began to grow in the 1800s and saw redevelopment in the 1990s. Perth Amboy is now its own bustling community with residential and commercial space, as well as industrial zones along the coast. In the 2000s, growth slowed as available space in the city started running out. “There is new construction coming online, but for the most part, it’s a lot of the older homes that have been upgraded,” says Yolanda Flores, a Realtor with Keller Williams by the Bay, who’s been selling homes in the area since 2014.
Rowhouses and detached homes starting in the $300,000s
While rentals make up over 70% of the neighborhood's availability, there's still a market for homebuyers. A mix of rowhouses and single-family homes, including Victorians, colonials and Queen Annes. Rowhouses are packed tightly together along main streets, while the rest of the neighborhood is occupied by detached styles with backyards. Most homes were constructed in the early 1900s, with some having been renovated in the past 30 years. Houses in The Waterfront typically sell for $300,000 to $600,000.
Popular row homes in The Waterfront are found along Gordon Street with easy access to the downtown shopping district.
The Waterfront is known for brightly colored Victorian homes reminiscent of towns further down the New Jersey shoreline.

Boating and fishing in Raritan Bay
Perth Amboy is on a peninsula, making the rivers and bay that surround the city a hotspot for recreation. “We have a lot of kayakers, we have the Raritan Yacht Club and a nice waterfront park,” Flores says. Locals can dock a boat at the Perth Amboy Harborside Marina for quick access to Raritan Bay and the Atlantic Ocean. In the south end of the neighborhood, Sadowski Parkway Waterfront Park offers a half mile of sandy beach, and the High Street Municipal Pier is a popular fishing spot. International Park also has a playground and monuments dedicated to important political figures from around the world.
Sadowski Park is a beautiful green along the historic Waterfront set back between the beach and the street.
Along the Waterfront, a bust of Juan Pablo Duarte, the political leader and founding father of the Dominican Republic, was placed in International Park in Perth Amboy in 2010.

Commuting by train, Garden State Parkway
The Waterfront gets a high walkability score because of its compact layout. Perth Amboy’s prime location makes it a spot to travel anywhere in the region. The city’s train station is part of a line that runs all the way from the Jersey Shore to Penn Station in Manhattan. Commuters can take Outerbridge Crossing to get to Staten Island, as well as Garden State Parkway to get to Newark and South Jersey. Raritan Bay Medical Center is the closest hospital, located just over a mile north of the neighborhood. Newark Liberty International Airport is 15 miles north.
Local bodegas, supermarkets and upscale dining
Abreu Food Market is a local bodega along Lewis Street. For larger grocery trips, Supremo Food Market is on King Street and ShopRite is just over a mile north. Popular local restaurants in the neighborhood include The Armory NJ with upscale seafood dining and Santo Domingo Invita with authentic Dominican food. Downtown Perth Amboy is also directly north of the neighborhood with chains, local shops and more restaurants.
The Armory Restaurant in The Waterfront is located in the completely restored naval ammunition building that was used during World Wars I and II.

Specialized academies at Perth Amboy High
Students may start at Robert N. Wilentz Elementary, which gets a C from Niche, before going to McGinnis Middle, which has a C-minus. Perth Amboy High receives a C-plus and offers specialized academies for communications and health sciences.
