Experience urban living in Glenwood of North Philadelphia, just three miles from Center City. The neighborhood boasts a convenient walkability factor with many stores and restaurants along the blocks of row homes that make up much of Glenwood. It’s just one of the several reasons why people have settled down in the neighborhood for decades.

“There are a lot of longtime homeowners in the area,” says Walter Butler, real estate agent with Keller Williams Realty. “You’ve got people who have been there for 20 to 30 years and even longer.”

Many of those homeowners live in two-to-three-story row homes that were built in the 1920s. As Butler explains, Glenwood is an up-and-coming area where investors are fixing up many of these century-old homes. According to Niche, Glenwood has the third lowest cost of living in all Philadelphia neighborhoods, which means you can get a fully renovated home much cheaper than in other parts of the city. For example, a renovated two-story row home with two bedrooms sells for around $175,000. Meanwhile, the neighborhood has had renovated three-story row homes with six bedrooms and more than 2,000 square feet of living space on the market for $190,000. Street parking is the norm throughout Glenwood since none of the homes have driveways. Some have small grassy front yards with porches, while others are lined right up against the sidewalk.

As you walk out the door, you can make a quick trip to all of the shops and restaurants on Lehigh Avenue, 22nd Street and Broad Street, one of Philadelphia’s main arteries. Start your morning with breakfast at Pancake Café. For lunch, hit up one of the many food trucks frequently set up on Lehigh Avenue. Stop by D’s, a local favorite for jerk chicken and other Caribbean staples. Or crack into the crabs at Seafood Pleasurez. Shoppers can get all of their grocery needs at Save A Lot. There are also several discount retailers around the neighborhood, such as Forman Mills and AZ Discount.

If you prefer not to walk everywhere, grab a bike from the city’s Indego Bike Share Station in front of Save A Lot. Head to just about any street corner to take a SEPTA bus around town. Or, if you’re heading to Center City, hop on a SEPTA train, which will get you there in about 10 minutes. You can also drive directly down Broad Street, which will take you straight to City Hall and all the excitement Center City has to offer.

Kindergarten through eighth-grade students are split between T.M. Peirce School and E. Washington Rhoads School, part of the School District of Philadelphia. They all go on to Strawberry Mansion High School, which offers a new building trades program that started in 2023, allowing students to learn about careers in construction.

Outside the classroom, kids can visit Panati Recreation Center to play on the playground or for a pickup basketball game. The rec center also has a building with multi-purpose rooms available for community activities. When you really want to escape the city, Fairmount Park, Philadelphia’s largest green space, is just two miles away.
