In the 1950s, Northeast Philadelphia was developed as a suburb. Even though the neighborhood is now distinctly metropolitan, it still has the suburban feel with tidy home developments that are excellent for small-town living. In addition to the strong sense of community, there are usually more homes for sale in this neighborhood than in nearby communities like Pennypack or Rawnhurst at any given time, according to Realtor Thaddeus Dynakowski.

Homes
Adjacent to Northeast Philadelphia Airport, Northeast Philadelphia is primarily a residential neighborhood, with Woodhaven Road is a significant road running along its eastern boundary. It is very similar to Morrell Park to the west in that both evoke thoughts of brick rowhomes on meandering avenues in subdivisions. According to Bill Callahan, co-owner of TheNortheastLife.com, many people consider this region to be a part of Morrell Park, which is located to the west. Morrell Park and this area are entwined, he claims. "The housing is a little different, but they basically overlap." Subdivisions with lots of brick rowhouses, some with garages in front and some with chain-link gated yards exhibit the overlap. Brick rowhouses with two bedrooms and an attached garage in Northeast Philadelphia can be purchased for $299,000. To the south, closer to Crestmont Farms, is a about $400,000 three-bedroom, 1,700-square-foot stone colonial split level with huge roads and sidewalks as well as somewhat larger yards. Housing costs range between $220,000 to $493,000. Realtor Jeff Green says pricing varies by which part of the neighborhood you live in. Grants are available for the area provided by Philly First and First Front Door. “They help buyers get into houses,” says Colleen Sabina of Keller Williams Real Estate, Tri-County. “Northeast Philadelphia is a hot area. Most of the homes are at least 60 years old. Additionally, all the pockets have their own sports teams. It keeps the kids busy and parents can walk to the games.” The area has a CAP Index crime score of 4 out of 10, which is on par with the national average. "It is very community-driven with various volunteer groups," Green says.
Schools
One of only two schools in the city that provides accommodations for deaf and hard-of-hearing students is John Hancock Demonstration School, whose middle school site is easily accessible to pupils in Northeast Philadelphia. Archbishop Ryan High School, a private Catholic school with a B+ Niche rating, is also located in the neighborhood. A. L. Fitzpatrick School, a K through 8 school, has a C Niche grade. George Washington High School also has a C. Green says all the schools have added tech-driven programs to the curriculum.
Parks
Thanks to the park area shared by Picariello Playground and Liberty Bell Youth Organization, outdoor activities are close by. Liberty Bell's structured baseball, softball, football, soccer, basketball, hockey and cheerleading programs help kids ages 5 to 18 meet friends and stay active. Visit the Picariello Recreation Center's facilities to watch hockey or T-ball. The center also offers year-round seminars, seasonal parties and creative workshops. While younger children play a little bit closer to the ground in the Tot Lot, older children can explore the playground's climbing and sliding areas to their hearts' content. Both have swings, soft, multicolored surfaces and lots of tree shade. On those hot summer days, the on-site splash pad will refresh. "It's great having outdoor recreations near the (Delaware) River," Green adds.
Shopping and Dining
The nearby Academy Plaza makes it simple to eat and run errands. After a brief exercise at Giant Fitness, grab some milk and eggs at ACME. Wendy's, Bi-Rite Deli, and Dunkin' are quick lunch or breakfast options. Beijing Chinese Restaurant serves delicious General Tso's chicken for a sit-down supper. Two additional favorites in the neighborhood are Holmesburg Bakery and Santucci's Pizza. Head east over Woodhaven Road to Philadelphia Mills Mall for some real retail therapy and entertainment. There are over 150 retailers and 11 dining options. "There are lots of different options for people to choose from," Green says. Visit Dave and Buster's to win a plush unicorn and bragging rights or go to AMC Theatre 14 to see a movie. Grab a hot plate from Nine Ting Hot Pot and Korean BBQ and enjoy it with friends across the street. Enjoy burgers, sandwiches, wings and fried appetizers on Nick's Roast Beef's covered patio.
Transportation
It's a comfortable commute to the rest of the city and beyond from Northeast Philadelphia. Woodhaven is only a few miles from the rest of the East Coast via Interstate 95. Take the SEPTA and travel 15 miles to Center City, or go three miles out from the area to have a bite to eat and enjoy views of the Delaware River.
Crime
The area has a CAP Index crime score of 4 out of 10, which is on par with the national average.
