A quiet community just outside central Philly

Pennypack has the suburban-but-urban feel of uniform housing developments typical to northeast Philly. Yet, here, residents enjoy single, spaced-out houses with more trees and quiet than in areas farther east. It reflects the neighborhood's major draw, Pennypack Park to the west. Folks from all over the city visit the park's wetlands, meadows, historic buildings, outdoor amphitheater, wooded trails and a paved walkway called Pennypack Trail. "Pennypack is perfect for people looking for convenience," says Realtor May Chen of Canaan Realty Investment Group. Chen has sold homes across the region for over 10 years. "It's close to shopping and public transportation, but it's also quiet. People have lived here for a long time, and many have raised their families here."

Mid-century, multi-family homes comprise much of the community's housing

Tidy residential areas are concentrated along Pennypack Park. Buyers can find 12 or so blocks of 1950s brick and stone multi-family duplexes, many up on small hills, some with stone retaining walls, front patios or back decks. The streets are a little wider here, mainly lined with sidewalks busy with locals walking about. The developments farther south have three-story stone and brick twin houses with ground-level, two-car garages. Buyers will find more space in newly constructed, 2,000-3,000-square-foot contemporary Colonials in the Summer Hill Estates development along Springhouse Road. Most homes in Pennypack sell for around $250,000 to $400,000.

Hiking and biking at Pennypack Park

Pennypack Park, the community's namesake, bounds the neighborhood's southern end. The 1,600-acre park follows along Pennypack Creek, a nine-mile waterway named for the Lenni Lenape word meaning slow-moving water. Paved and undeveloped trails are ideal for hiking, biking and horseback riding. "The park is usually pretty busy," Chen says. "A lot of the time, locals will go biking or hiking." Local athletes get their teams together and head to the ball diamonds, tennis courts and basketball court behind Pollack Elementary. The soft surface playground will keep kids busy. For indoor recreation, locals bounce around at Sky Zone Trampoline Park.

Lincoln High School features a robust list of student clubs

The School District of Philadelphia scores an overall C-plus on Niche and serves nearly 119,000 students across the city. Robert B. Pollock School, in the community's heart, earns an overall C on Niche, while Austin Meehan Middle School has a C-minus. Students head to Abraham Lincoln High School to earn their diplomas. Students can join various clubs, such as the Drum Club, Gardening Club and Yearbook Club. Niche gave the high school an overall C.

The Northeast Shopping Center offers ample shopping options

Half of Pennypack is commercial or industrial. Retail and dining strips run east along Roosevelt Boulevard. Businesses and distribution centers like Public Storage and Pep Boys fill the space between Northeast Philadelphia Airport and Willits Road. There's a couple of shopping plazas along Roosevelt Boulevard with spots for grocery and retail shopping or dinner and drinks. Locals stock their closets at Marshalls, Skechers and Ulta Beauty. Big-box grocery options include Lidl Food Market or Giant Supermarket. Residents warm up with the rich bone broth base of the many ramen varieties at NORI Ramen and Poke Bowl. Every seat in Miller's Ale House offers a view of the TV, so visitors can watch the game while enjoying classic American comfort food.

Hopping on 95, headed into Center City

SEPTA buses shuttle across most roads, from Welsh Road to Roosevelt Boulevard. Locals also drive to get around. Commuters headed into Center City have a 10-mile tip southbound down Interstate 95. Healthcare is provided at Nazareth Hospital, on the opposite side of Pennypack Park. The Northeast Philadelphia Airport is just across Grant Avenue, bringing some noise pollution to the community.

there are a few fast food places around like burger king and wayback burger. there are applebees, red lobster, and a few other nice restaurants. I never order salad anywhere except applebees, and I always love getting it, I never get tired of it. Hooters seems like a good nightlife option

there are plenty of sidewalks to walk on unless you walk by pennypack park on certain parts. most houses have driveways so parking isnt a problem. walking around is pretty convenient way of transportation here. plenty of bus go around here often enough so thats good. traffic is never really bad around here
