South Philadelphia West spans dozens of blocks west of Broad Street, oriented north to south from Point Breeze to FDR Park. The district is a mix of well-established neighborhoods and newer developments. With the enormous FDR Park nearby and easy access to city expressways, residents live the good life with ample amenities and businesses to visit down the street or a few blocks away. “One of the things that appeals to people is that this neighborhood still feels very old-school Philly. I grew up here and I would not want to live anywhere else,” says Sammy Piccolo, a Realtor with Keller Williams. “It is a very tightknit community and it’s safe.” With a CAP Index score of 4 out of 10, crime in the area is on par with the national average.

Row houses for all price points
Home prices vary greatly, with $200,000 generally covering the cost of an older, 1,100-square-foot row home needing repairs or updates. However, with the construction of new townhomes and other developments, some properties have sold for approximately $1.2 million. In the new home category, 3-story “luxury townhomes” in the new Siena Place development south of I-76 start at $645,900. The brick-and-vinyl exterior buildings in the development are contained within their own site and include garages. Newer facilities tend to have private driveways, but for most of the row homes in the neighborhood, homeowners will need to park on the street. “But there’s not many parking restrictions,” says Piccolo. “I always say that if people get home before dinnertime, they’ll find a place to park. Any later and it might be a problem.”

South Philly High celebrates the universe
Schools in the neighborhood fall under the Philadelphia City School District, which has an overall C-plus rating from Niche. Children in South Philadelphia West may begin school at the F. Amedee Bregy Elementary School, which serves kindergarten through eighth-grade students. The school has a C rating from Niche and a 9-1 student-teacher ratio. South Philadelphia High School also has a C rating and a 13-1 student-teacher ratio. The high school, which welcomes students from more than 25 countries, is well known for its Parts per Million mural adorning the school’s exterior. Artist Ben Volta collaborated with former students to design the colorful abstract mural that incorporates fractals, spirals, national flags and a globe to represent a universe of culture, language, science and math. Girard Academic Music Program is a magnet school that serves sixth through 12th grade and has an A-minus rating from Niche.

FDR Park, the district's crown jewel
There is always something going on in South Philadelphia West. Part of what makes this community desirable is its proximity to FDR Park. In this 350-acre green space, people walk their dogs, practice yoga, run 5Ks, fish at the lakes, frolic at the playground or play recreational sports. There always seems to be a lot of activity there. “It's one of the last places where kids are actually outside playing,” Piccolo says. Marconi Plaza is a 19-acre park with athletic fields, playgrounds, shaded plazas and walkways. Busy Broad Street runs through the middle of the park, dividing it into two equal sections. Just across Broad Street, the Wells Fargo Center is an indoor arena home to Philly’s pro hockey and basketball teams. Two blocks from the neighborhood, Citizens Bank Park is home to the Philadelphia Phillies. The large neon Liberty Bell that hangs above the park can be seen throughout the area. Lincoln Financial Field, homefield for the Philadelphia Eagles, is also there.

A world of shopping and dining
“There is no one main shopping attraction here,” says Piccolo. “Everything is spread out and there are plenty of mom-and-pop stores around the neighborhood. Oregon Avenue is the big-box retailers are.” Shoppers will find stores like Home Depot, Staples and BJ’s Wholesale Club. When it comes to dining out, the area’s rich diversity can be experienced in the variety of restaurants cultures and cuisines from around the world. Piccolo recommends Scannicchios, a South Philly restaurant serving homey Italian-style dishes. Termini Brothers Bakery is known for its cannoli and tiramisu. Saffron Patch serves authentic Indian food. Critics recommend the chicken korma and garlic naan.

Plenty to do throughout Philadelphia
FDR Park hosts a seasonal Southeast Asian Market on Saturdays and Sundays. Shoppers can find grilled chicken wings, papaya salads, tropical drinks and other Laotian, Cambodian and other Asian-style street foods and wares. Just outside the neighborhood, the Italian Market Festival encompasses seven city blocks of vendors, music, beverages and food. This May celebration of Philadelphia’s Italian culture is one of the city’s most popular events. The Chinese Lantern Festival, held from June through August, transforms Philadelphia’s Franklin Square into a color-filled wonderland of lanterns designed as magical creatures and fantastical shapes.

Getting in and around the neighborhood is a breeze. Broad Street borders the community to the east, and Interstate 95 to the south. Interstate 76 runs through the middle of South Philadelphia West.
