Tight-knit community in Northwest Philadelphia
Tucked alongside the Schuylkill River, Upper Roxborough embraces its identity in everything from its expansive nature trials to its community events and walkable commercial corridor along Ridge Avenue. “It’s like a small-town feel in a big city. If you want to live in Philly, but be surrounded by nature and know your neighbors, it’s one of the best places to live,” says Jacqueline Cusack, Executive Director of the Roxborough Development Corp. Centrally located in Northwest Philadelphia and about 10 miles from Philly’s business and entertainment district in Center City, the neighborhood offers an intimate enclave with access to urban amenities. “There's a huge sense of community, and people will come together over small things,” says April Fullam, a Realtor with Keller Williams Realty who grew up in the neighborhood. “I had a husky who ran away, and the mail carrier found him and returned him to me. You don't get that in other areas of the city.” With sidewalk-lined streets, Upper Roxborough is walkable — although it is notoriously hilly, so much so that many of the city’s TV and radio stations have set up their transmission towers in the neighborhood. “When you walk down the street, people will wave and stop to talk to you. It is a huffing and puffing kind of walk, though,” Cusack says.
A walkable commercial corridor along Ridge Avenue
Mom-and-pop shops and restaurants line Ridge Avenue, which bisects Upper Roxborough. The street is aptly named considering that its ridge slopes down from the confluence of the Wissahickon Creek and Schuylkill River. Residents can walk along the commercial corridor and stop by local spots like Roxborough Shoe & Luggage Repair, Stanley’s Hardware and the Morrison Pharmacy. Local flavors are also abundant along the ridge. Long-standing institutions range from casual spots like Café Roma Bakery to intimate eateries like the White Yak, a Tibetan restaurant with a wood-paneled interior. Bob’s Diner has served all-day breakfast to locals perched atop vinyl barstools for over 75 years. At New Ridge Brewing Co., craft beers are on tap in an industrial-style tasting room. Residents will also find chain retailers like Target, ShopRite and ACME Markets off the thoroughfare.

Annual street festivals include Roxtoberfest
In addition to serving as a vibrant commercial corridor, Ridge Avenue is a destination for two annual street festivals hosted by Roxborough Development Corp.: Roxtoberfest and the Roxborough Spring Fest. Held each October, Roxtoberfest brings local vendors to Ridge Avenue and invites residents to partake in various German-themed activities. Popular activities include a stein-holding competition, which challenges participants to hold a one-liter stein parallel to the ground for as long as possible. The street comes alive again each May as the Roxborough Spring Fest brings neighbors together to listen to live music, sip craft beverages and sample flavors from local food trucks.
Wissahickon Valley Park features trails, fishing and a golf course
Wissahickon Valley Park runs along the neighborhood’s eastern edge and covers 1,800 acres of woodland. Over 50 miles of nature trails weave through the trees and along the banks of Wissahickon Creek — a popular spot for fishing with a steady supply of trout. The park is also home to the Valley Green Inn, a 19th-century roadhouse where locals now gather for Sunday brunch. The Walnut Lane Golf Club is part of the green space, and much like the rest of Upper Roxborough, the 18-hole course is known for its hilly terrain. On the opposite side of the neighborhood, the Schuylkill Center for Environmental Education offers programs for all ages, and 3 miles of walking trails lead past vibrant wildflowers and chirping birds. That trail system connects residents to the Schuylkill River Trail, which runs parallel to the waterfront. Neighborhood haunts like Gorgas Park feature playgrounds and sports courts. “The most important thing for Upper Roxborough is really the events at Gorgas Park,” Cusack says. The park’s wooden gazebo is a popular gathering spot for movie nights, summer concerts and a traveling beer garden during Philly’s Parks on Tap series. A bit farther north is the Roxborough YMCA, where membership includes access to unlimited fitness classes and free childcare for up to two hours.

Tree-lined streets feature a mix of old and new construction
Homebuyers will find a variety of housing options in Upper Roxborough. Closer to Ridge Avenue are blocks of twin homes with red brick exteriors, covered front porches and narrow fenced-in backyards. Contemporary twins built around the early 2020s feature open floorplans, finished basements and attached garages. Prices for twin homes range from around $330,000 to $650,000. Dating to the mid-1900s, traditional ranch-style homes, bi-levels and Colonial Revivals sit side-by-side on tree-lined streets. Newer construction is mixed throughout the neighborhood and includes tall, narrow houses with three levels. Prices for single-family homes range from about $350,000 for a smaller Cape Cod to $750,000 for new construction. Several townhouse communities are scattered throughout Upper Roxborough, with units selling anywhere from $215,000 to $635,000. Condo communities include Green Tree Run and Green Tree Summit, with prices ranging from $175,000 to $230,000.

Career-based learning at Roxborough High School
Students attend the Philadelphia City School District, which earns a C-plus from Niche and has an average student-teacher ratio of 15-to-1. The Shawmont School receives a C and serves kindergarten through eighth grade, while Roxborough High School earns a C-minus grade. All ninth graders at Roxborough are enrolled in a Freshman Academy, which introduces teens to career-focused programs before feeding into three specialized academies: The Academy of Visual Arts Production, The Academy of Health Sciences and Research and The Academy of Business Technology and Entrepreneurship. Nearby private school options include the Immaculate Heart of Mary School, a Catholic school that serves prekindergarten through eighth grade. The school operates in partnership with the Immaculate Heart of Mary Parish.
Shawmont School serves 434 students in grades PK-8.
Roxborough High School serves 841 students in grades 9-12.

SEPTA bus and regional rail provide service to Center City
SEPTA provides local bus service to the community, with stops along the neighborhood’s main streets. “The buses are great and really connect you to downtown very quickly,” Cusack says. “There is the train station, but because of the hills, it’s not as easy to get to.” In the southwestern corner of Upper Roxborough is Ivy Ridge Station, where SEPTA’s Manayunk/Norristown Line connects residents to Center City in about 30 minutes. The Green Lane Bridge crosses over the Schuylkill River and provides locals with access to Interstate 76. Locally known as the Schuylkill Expressway, the thoroughfare leads about 10 miles southeast to Center City. Philadelphia International Airport is about a 20-mile drive from Upper Roxborough.
Septa provides transport for residents throughout Upper Roxborough.
I-76 brings visitors to Green Lane which runs through Upper Roxborough.
