A growing suburban neighborhood in Pomona
Rio Rancho is situated in southern Pomona, close to downtown. The community is centered around a large strip mall and resembles much of the surrounding city, a sprawling suburb of Los Angeles with views of the San Gabriel Mountains. Although Pomona used to have a less-than-stellar reputation, the area is bouncing back. “It's growing because of the location. It’s close to LA and close to Chino Hills, which has become too expensive. So that’s why people are going to Pomona,” says Hernan Orozco Yances, who works with Villa Properties Realty and has almost five years of experience in the area. Many newcomers have flocked to Rio Rancho, a neighborhood that expanded throughout the early 2020s and continues to do so. Buyers can find plenty of new-construction homes.

Midcentury ranch-style homes and new construction in Rio Rancho
The neighborhood is mostly residential, composed of subdivisions and cul-de-sacs of single-family homes. These have yards large enough for garden beds, often decorated with palm trees and agave plants. Some of the homes date back to the post-war period, with midcentury modern architecture. However, this area has expanded significantly in recent years, with many contemporary townhouses and single-family homes in the 2020s. Midcentury ranch-style homes range from $700,000 to $850,000, while more recently built single-family homes range from $900,000 to $1 million. Newer townhouses start from $550,000 and go up to $750,000. Those interested in the area should keep an eye on a limited market. “Even with these high interest rates, we don’t have enough inventory,” says owner and Realtor Marty Rodriguez, who works with Century 21 Marty Rodriguez and has over four decades of experience in the area. “Most people have interest rates under 4%, so they’re not moving. Even if buyers drop off, there are still buyers left.”

Shops and restaurants in Rio Rancho Towne Center
The heart of the community is Rio Rancho Towne Center, a strip mall with fast food and big box shopping. The mall has Starbucks, Farmer Boys and Panda Express. There are also sit-down options, from Corky's Kitchen & Bakery to Ono Hawaiian BBQ. For shopping, the mall has a Target and a Ross. In the middle of the neighborhood, Martin Luther King Jr. Memorial Park offers a playground, a picnic pavilion and a basketball court. The tree-lined, paved paths are popular with walkers and joggers. Just north of Rio Rancho, Tony Cerda Park has soccer fields and barbecues. Powers Park, located on the southern side of the community, is a neighborhood pocket park, with shaded picnic tables and a playground.

An annual Pow Wow, the Day of the Dead Festival and frequent concerts
The biggest event in Rio Rancho is the annual Pow Wow for the Ohlone tribe, located in Tony Cerda Park. Every April, about 2,000 attendees enjoy a three-day cultural celebration of song and dance performances, a cakewalk and raffles. A couple miles north of the neighborhood, downtown Pomona hosts the Day of the Dead festival in November. It’s known for mariachi music, elaborate altars and Aztec dance. For concerts throughout the year, the Fox Theater and the Glass House Concert Hall are both in downtown Pomona.
Pomona Unified public schools, including Fremont Academy of Engineering and Design
On Niche, Lexington Elementary School has a B-minus. Fremont Academy of Engineering and Design has a B rating. It serves middle school through high school, with courses like Game Design and Principles of Engineering. Another high school option is Garey High School, rated a B-minus. For higher education nearby, there’s the University of La Verne and California State Polytechnic University, Pomona.

A 30-mile drive to LA and more transportation
Via state Route 60, Rio Rancho is about 30 miles away from downtown Los Angeles. The neighborhood is also adjacent to state Route 71. Some residents work at Pomona’s biggest employers, including the Pomona Valley Hospital Medical Center and the Pomona Unified School District. For public transportation, Rio Rancho is served by the Foothill Transit bus system, with stops along South Garey Avenue. Residents can get medical care at the Pomona Valley Hospital Medical Center, about 5 miles north of the community. The closest major airport is the Ontario International Airport, about 10 miles away.
