Set 2 miles north of downtown, Midtown Phoenix is a sought-after neighborhood with eclectic shopping and dining, walkability and artistic flair. “The lifestyle is more artsy—it reminds me of Tempe a little bit,” says Josiah Miller, a Realtor with Josiah Miller Homes and an area local for over 20 years. “Tons of entertainment, close to jobs in Phoenix, and overall, just a great location—you can get anywhere in the Valley.” The light rail travels along Central Avenue, and nearby attractions include Steele Indian School Park, the Melrose District and the Phoenix Art Museum. “It’s almost become a destination place now," says Chris F. Campbell, a real estate broker with Brokers Hub Realty, LLC who has over 20 years of experience. "The streets fill with parked cars from 10:00 a.m. through the rest of the day.” The CAP Index crime score for Midtown Phoenix is 8 out of 10, higher than the national average of 4.

Condos and single-family homes around Central Avenue

Local housing consists of condos, apartments and single-family homes, and most residents here are renters. “There are a lot more condos than homes,” Miller says. “It’s truly a mix.” Apartment-style condos here were generally built between 2000 and today, set in high-rise buildings and low-rise complexes around Central Avenue. Condos typically have one to two bedrooms, layouts of 650 to 1,500 square feet and prices ranging from $200,000 to $700,000, depending on their size and views. Monthly homeowners association fees of $75 to $550 grant access to shared spaces like community pools. Apartment buildings are also set around Central Avenue, including Centra Midtown, where residents share a gym and pool. Midtown Phoenix’s single-family homes are generally ranch- or Spanish-style, built in the mid- to late-20th-century and set along sidewalk-lined streets in residential subdivisions. “They used to put a lot more care into building homes than they do nowadays," Miller says. "A lot of them are block homes and are insulated very well.” These homes often have two to four bedrooms, attached carports and 1,000 to 3,000-square-foot layouts; renovated features typically include updated kitchens and plumbing or attached garages. Lots generally range from 6,000 to 8,000 square feet, though some larger properties have lots of up to one-third acre; most have grass lawns or gravel-packed landscaping, shaded by the occasional palo verde or mesquite tree. Prices typically range from $450,000 to $1 million, depending on a home's size and renovations.

Eateries and shops on Central Avenue

Campbell says most shopping and dining here is concentrated around walkable Central Avenue, which is lined with local businesses and restaurants. Locals may grab coffee at The Bistro AZ, enjoy happy hour and Italian fare at Alexi's Grill and head to Zipps Sports Grill to catch the game with beer on tap. Just south, the family-owned Wild Thaiger (pronounced "tiger") serves Thai-inspired favorites like pineapple prawns, mango sticky rice and marinated pork ribs with a green chili sauce. Next door, Campbell recommends Durant’s, an upscale steakhouse with intimate lighting that’s been in business for over 70 years. Safeway is the only grocery store in the neighborhood, but there are several in the surrounding area, including Sprouts Farmers Market, which is less than a mile away. For vintage shopping, nightlife and more dining, the Melrose District is just north of Midtown Phoenix, along 7th Avenue. Locals may enjoy a boozy brunch at Valentine, find antique treasures at Retro Ranch and enjoy a night out at Thunderbird Lounge—a groovy, 70s-inspired bar with arcade games, DJ sets and occasional events, like bingo nights.

A thriving local arts scene

There's plenty of culture within a couple of miles. The Heard Museum, a mile away, includes curated galleries of Native American and southwestern art, while closer to downtown, the larger Phoenix Art Museum has everything from ancient artifacts to 18th-century curios and modern art. The Phoenix Theatre has been a city staple for over a century, offering a full season’s calendar of Broadway-style shows and youth classes. First Friday at Roosevelt Row, a monthly art walk, is a popular way to tour the area’s art scene, which includes murals, galleries, boutiques and more. “It started as a few artists displaying their art, and has grown into thousands of people gathering and perusing all types of art,” Campbell says.

Dual-enrollment courses at local high schools

Midtown Phoenix is part of the Osborn Elementary and Phoenix Union High school districts, which are rated C and C-plus by Niche, respectively. Local kids may attend kindergarten through Grade 3 at the C-plus-rated Encanto School, Grades 4 through 6 at the C-rated Clarendon School, and Grades 7 through 8 at Osborn Middle. At the B-minus-rated Central High, students can take dual-enrollment courses for college credit at Phoenix College.

Being close to Phoenix's most popular parks

Just north of the neighborhood, the 70-ace Steele Indian School Park is a Phoenix hub for sports and relaxation; the park offers tree-shaded walking paths, a fishing lake stocked with catfish and sports like basketball and sand volleyball. “Our dog loves the big dog park there, as well as the Hance Dog Park further south,” says Campbell. About a mile away, the 200-acre Encanto Park is popular for its golf courses, sports complex and the Enchanted Island Amusement Park, which has bumper boats, a climbing wall and a carousel. The park also includes a community pool that's often busy in the summer, when temperatures regularly top 100 degrees. Nearby, the Phoenix Country Club offers a private 18-hole course, practice facilities and a regular schedule of club tournaments. “We pretty much have most of the fanciest golf clubs in the country,” Miller says.

Getting around from Midtown Phoenix

Interstate 10 is about 2 miles away in downtown Phoenix and travels the metro area; Central Avenue’s the quickest route downtown. Midtown Phoenix’s walkable streets and public transportation make it easy to get around, even without a car. “You can take the light rail, take the bus, bike it—you have lots of options,” Miller says. St. Joseph’s Hospital is located in the neighborhood, and Phoenix Sky Harbor International Airport is 7 miles away.
