North Encanto is a historic neighborhood with 1940s character

The North Encanto Historic District was developed when Phoenix rapidly grew throughout the 1940s and 1950s. Even as the city around North Encanto has modernized with new shopping, dining and light rail transit, homeowners have continued to preserve the district’s character with careful renovations. “There’s a high demand for people who don’t want the norm,” says Laura Boyajian, a Realtor with HomeSmart Elite Group who has lived in Phoenix for over 40 years and specializes in historic neighborhoods. “It’s amazing how many phone calls I get from people who don’t want an HOA, don’t want cookie cutter.” The neighborhood's south side borders Encanto Park and is close to Phoenix College and downtown, while the north side is a few blocks from the Melrose nightlife district.

Transitional ranch-style homes and other historic styles in North Encanto

North Encanto has one of the country's largest collections of “transitional” ranch-style homes. These properties blend traditional ranch features with contemporary details like covered porches, red brick walls and stone chimneys. Tile-roofed Spanish Revival and stucco-covered Pueblo Revival styles, most built in the 1940s and '50s, also fill the neighborhood. The Phoenix Historic Preservation Office requires homeowners to keep the exterior of their properties close to the original look. “Sometimes you drive by and ask, ‘Why is that house purple?’ and that’s because all they can change is the paint, so you get fun, funky colors,” says Amy Kelly, a member of The Jason Mitchell Group who has lived in Arizona for over 45 years. Renovated homes can sell for $300,000 to $700,000, while properties in original condition can be $200,000 to $400,000. In addition to the historic residences that define the neighborhood, there are some modern condos and townhouses near Encanto Park. These units range from $150,000 to $250,000.

Encanto Park has fishing, golfing, sports and family fun

The south side of North Encanto borders the district’s namesake park. At 222 acres, Encanto Park is one of the biggest city parks in Phoenix. It has a sports complex, fishing pond and two golf courses: a family-friendly 18-hole course and an executive 9-hole course. The Enchanted Island Amusement Park is also inside Encanto Park, with rides and attractions geared toward young children. Encanto Community Church on Seventh Avenue is right outside the park.

15th Avenue restaurants and Melrose shopping and nightlife are a centerpiece

Restaurants near Encanto Park offer afternoon drinks or a quick lunch after a day outside. Original Hamburger Works on 15th Avenue specializes in “mesquite-broiled” burgers cooked on an open flame. Across the street, Luana’s Coffee and Beer serves Hawaiian-inspired artisan lattes, hot sandwiches and craft cocktails. The north side of North Encanto along Indian School Road borders the Melrose district. This one-mile stretch of Seventh Avenue is known for its nightlife, antique shopping and street art. Melrose restaurants range from experimental dining, drinks and desserts at Valentine to James Beard-winning Native American food at Fry Bread House. Chain grocery stores like Sprouts Farmers Market, Safeway and Natural Grocers are a mile outside Melrose and concentrated around Seventh Avenue. Camelback Colonnade, a mall with clothing, technology and home goods stores, is on Camelback Road, about 3 miles from the north side of Melrose.

Osborn and Phoenix Union schools serve the area, Phoenix College is nearby

Osborn Elementary School District serves students from kindergarten to eighth grade. Preschool to third-grade students can go to Encanto Elementary School, which earns a C-plus on Niche, and then move to Clarendon Elementary School for fourth to sixth grade and Osborn Middle School for seventh to eighth grade. Clarendon Elementary and Osborn Middle both have C grades. Schools in the Phoenix Union High School District go up to 12th grade. Metro Tech High School is B-rated and earns top marks for its Career and Technical Education courses. All seniors must take classes in career programs like software development, cosmetology or sports medicine. Phoenix College, one of the country's longest-running community colleges, is less than a mile from North Encanto.

Highway access, Valley Metro rail and walkable streets surround the neighborhood

Most of the community is walkable and bike-friendly, especially on streets near Encanto Park. “The walkability is great, it’s 99% walkable,” Kelly says. “Some people don’t even have a car. I can walk from my house to downtown Phoenix in two seconds.” The Valley Metro light rail runs on Central Avenue and stops at the Phoenix Sky Harbor International Airport, Melrose and downtown Phoenix. Interstates 10 and 17 are the city’s main highways, and there are exits onto these interstates within 2 miles of North Encanto.
