Planned residential communities in Northern Phoenix

North Gateway is a sprawling residential area within the Sonoran Desert, about 27 miles north of downtown Phoenix. Interstate 17 splits the neighborhood into two areas, with expansive open spaces, a semiconductor plant and tourist attractions to the west, and several master-planned communities to the east. Parks and commercial centers are scattered throughout the area’s landscape of subdivisions. “There are a lot of draws to living here. There’s good freeway access, good schools and ample shopping and dining. You’ve got just about everything you’d ever need in the area,” says Real Estate Agent Kirsten Myers with RE/MAX Fine Properties, who has over 20 years of experience.

Subdivisions of single-family homes and apartments

North Gateway is comprised of multiple subdivisions: Tramonto, Amber Hills, Sonoran Foothills and Norterra, to name a few. “There are a lot of different housing options. Some of the communities are planned and have pools and gyms, and others are gated and more private,” Myers says. “There’s also a lot of building going on, with apartments going up in the area.” About two-thirds of residents own their homes, while the rest are renters. Most residential properties in the neighborhood were built in the 2000s and 2010s. Contemporary single-story homes are common, alongside single and multi-story Spanish Revivals with tiled roofs. Prices range from $675,000 to $950,000. Multi-story new traditional homes and Craftsmen cost between $550,000 and $1 million. These houses have traditional adobe exteriors with clay siding and stucco roofs, plus the occasional stone accent. Multi-story townhouses with adobe exteriors go for $350,000 to $500,000. Apartment units can range from $1,100 to $2,500 a month, depending on the number of bedrooms. Complexes in the area include Nova North Valley, Cielo At Tramonto and The Pace ad Sonoran Trails.

A-rated schools in Deer Valley

Children living in North Gateway can attend public schools in the Deer Valley Unified School District, which offers open enrollment. Five schools zoned for the area teach kindergarten through eighth grade. Sunset Ridge School, Norterra Canyon School and Canyon Springs STEM Academy all earn A-minus grades from Niche, while Union Park School and Sonoran Foothills School receive an A. Union Park is recognized for its Spanish Immersion Program. From there, students can head to Boulder Creek High School, which has a B-plus. Barry Goldwater High School receives a B and is another option, offering an International Baccalaureate Program. Ridgeline Academy is a charter school in the area, and North Valley Christian Academy is private.

Neighborhood parks and trails within the Sonoran Preserve

Pocket parks are scattered throughout North Gateway’s subdivisions. Tramonto Park is one of the larger ones, with a playground and sports courts for basketball and volleyball. Pathways for walking loop around the green space. Roy Rogers Park also has a playground and picnic area, while Steed Ridge Basin Park is a large open field with benches. Directly south of the neighborhood is the Deem Hills Recreation area, which takes up 1,000 acres of the Sonoran Desert. There’s a playground, a dog park and multiple courts for basketball, pickleball and tennis. Surrounding North Gateway to the east is the Sonoran Preserve, an open desert park with miles of hiking and biking trails. Residents in Norterra can access the Desert Vista Trailhead, which connects to the Hawk’s Nest Trail and the Desert Tortoise Trail. Multiple neighborhoods along the Sonoran Preserve can access the Dixie Mountain Loop. Other hiking opportunities include the Desert Hills Trailhead and the Paseo Pathway. Most of these dirt paths carve through the desert, past fields of cacti. “Since we’re close to so many trails, it’s a fairly active community – when it’s not a hundred degrees, of course,” Myers says. Lake Pleasant is about 11 miles north for water recreation such as boating and fishing.

North Gateway’s historic attraction and shooting facility

West of Interstate 17, North Gateway has a couple of regionally famous attractions. The Pioneer Living History Museum has Pioneer Village’s original buildings from the 1800s. Visitors can watch a gun fight reenactment and explore a reconstructed blacksmith shop, carpenter shop or dress shop to learn from costumed characters. The Ben Avery Shooting Facility is one of the largest publicly operated shooting ranges in the U.S., with facilities for rifles, pistols and even archery. There’s on-site camping for events and competitions, and the Ben Avery Clay Target Center is used as a venue for corporate events.

Shopping centers, local restaurants and nearby malls

Multiple commercial centers in North Gateway provide shopping and dining opportunities. Tramonto Market Place off North Valley Parkway has Sprouts Farmers Market and a handful of national retailers like Michaels and Home Depot. Chain restaurants and fast-food eateries include First Watch, Taco Bell and In-N-Out Burger. For more options, there’s a commercial center at the intersection of North Valley Highway and Dove Valley Road. Barro’s Pizza is a casual Italian chain, and Limon Urban Kitchen specializes in upscale traditional Mexican dishes. There’s also a Fry’s Marketplace for groceries. Depending on where residents are coming from, the Shops at Norterra is a shopping mall about 4 to 7 miles south. There are national retailers like Best Buy and Men’s Warehouse, plus name-brand clothing stores like Athleta. Tikka Shack Indian Grub and Salt Tacos Y Tequila are two of the local restaurants in the area. Roughly 9 miles north of the neighborhood are the Outlets at North Phoenix, which has name brands like Tommy Hilfiger and Nike.

Traveling in and out of North Gateway via highways

North Gateway’s expansive landscape requires a vehicle to navigate, though individual subdivisions have sidewalks that encourage recreational walks and bike rides. Interstate 17 cuts through the area, traveling north and south into downtown Phoenix. Arizona state Highway 74, known as Carefree Highway, and Arizona state Route 303 connect to I-17 and travel west. The HonorHealth Sonoran Crossing Medical Center is located along Dove Valley Road. The Phoenix SkyHarbor International Airport is roughly 31 miles away.
