Upscale living in East Bay greenery
Welcome to Central Piedmont, a walkable, high-end suburb nestled in the hills of the East Bay. This community forms the heart of the city of Piedmont, a residential pocket wholly surrounded by the city of Oakland. Its roads wind up, down and around a verdant hilly landscape, and its sidewalks are spotted by shade from mature pines and oak trees that characterize the neighborhood. "We have very lush streets, and so many people have front or backyard gardens," says Anian Tunney, a Realtor with The Grubb Company and fifth-generation resident of Piedmont. "You should see the deer running down the street."
Realtor Deidre Joyner of Red Oak Realty says Piedmont offers “the best of both worlds” for East Bay residents. “You’ve got great schools and beautiful, stately old properties, but you’re within walking distance of trendy Oakland neighborhoods like Grand Lake and Temescal,” Joyner says.

Beautiful, historic homes
Central Piedmont is full of stunning old architecture. It’s home to Neoclassical residences, Mediterranean Revivals, Tudors, Monterey Revivals, Craftsman homes, ranch-style houses and so much more. "Some homes were constructed before 1900," says Tunney, "but I'd say most homes started being built at the turn of the century.” Stately, luxury estates sit side-by-side with modest-sized homes, giving homebuyers a wide range of options to explore. Prices range from around $2 million to $3 million for smaller homes. Larger, well-maintained and upscale homes can sell for anywhere between $3 million and $15 million. The median listing price is approximately $3.1 million.

Schools are one of the main draws to Piedmont. Served by the Piedmont Unified School District, students can begin their studies at Wildwood Elementary, which boasts an A-plus on Niche and was ranked by Niche as the best public elementary school in Alameda County. After fifth grade, students move on to A-rated Piedmont Middle School. Be warned: the talent show is a big deal at this school, so kids should start practicing their routines early and be ready for an evening of cheers and applause. The last stop on Piedmont students' K-12 journey is Piedmont High, rated with an A-plus and ranked as the county's second best public high school by Niche.
