A town of 20,000 people 27 miles north of Dayton, Piqua is a quaint, historic city along the Great Miami River. “Most of what attracts people to Piqua is that it’s where they’re from,” says Realtor Todd Pultz. “Piqua has a lot of family tradition. Families have lived there for many years and want to continue living there.” He also notes the area’s industrial jobs as another draw. “Hartzell Industries has been there for 140 years,” he says. “They do hardwood manufacturing, but they’re known for their innovations in air movement, airplanes and things like that. They have 300 employees, so it’s one of the bigger jobs in Piqua.” Pultz goes on to note that Honda in Troy, 8 miles south, is another major area employer and that some commute to additional jobs to the north, in and around Sidney. “Piqua’s a great small town,” he says. “It’s very family-oriented with a solid school system and safe communities. It’s a typical Midwestern town with a very old downtown area, and if people like that kind of charmed living, that’s what Piqua is.”

Historic homes near downtown Piqua, new developments and barn-dominiums
Piqua’s median home price is $165,000, which is about $240,000 below the national median. The city’s average home value has also steadily increased since 2020. “The market is pretty stable,” Pultz says. Listings near downtown Piqua are often comprised of historic farmhouses and American Foursquare designs that are either sold as traditional single-family homes or subdivided into multiple units. “There are lots of homes in Piqua that were all war housing way back in the day,” Pultz says. “You have a historic part of the community close to downtown with lots of gorgeous old houses.” Midcentury designs, like bungalows and brick ranch-styles are standard in Piqua, while on the city’s outskirts, land listings and new developments featuring traditional architecture are also available. Some in Piqua even buy land to build custom barn-dominium style homes, barnlike structures that have a living space attached to a garage-like workspace or animal storage.

Lock 9 Park, Echo Hills Golf Club and the Piqua Country Club
Piqua is also home to 16 public parks that feature a variety of amenities. Its newest is Lock 9 Park, a 1-acre green space along the Great Miami River where the Great Miami River Trail and the Ohio-to-Indiana Trail meet. The park’s amenities include a performance pavilion, a splash pad and a lawn beside Piqua’s downtown. Piqua is also home to the public Echo Hills Golf Club and the private Piqua Country Club.

Piqua City School District and Edison State Community College
Piqua City School District gets a C-plus grade from Niche. Piqua High School is known for its football team, which brings together the whole town during Friday night football games. “The high school football is huge for the community,” Pultz says. “The town is very supportive of football. Troy, which is next door, and Piqua have a huge rivalry in sports. Part of that is because of a statue that the cities fought over many years ago. At the Miami County Courthouse, there’s a statue that Piqua’s always been offended by, because the back of the statue faces Piqua.” Because of this rivalry, residents from both towns will show up to cheer for their respective teams when these two schools face off. Private schools in Piqua include Piqua Catholic School, Piqua Seventh Day Adventist School and the Nicholas School. Edison State Community College is also located here. Founded in 1973 as Ohio’s first general and technical college, Edison State Community College offers associate degrees, workforce training and technical certificates.

Downtown dining and shopping along U.S. Route 36
“Piqua is pretty condensed to downtown, which is where a lot of the attractions are,” Pultz says. “Downtown has a unique, old-school vibe with new restaurants and breweries attracting younger crowds. There’s a lot of work happening on the river levy with new bikeways and things like that.” East of downtown, Piqua Mall houses big-box retailers like Walmart and The Home Depot and Piqua Center has a Dunham’s Sports and a Cinemark.

Severe weather and the Piqua Police Department
Since 2023, the National Weather Service office for Wilmington, Ohio which serves the Piqua area, has reported tornadoes, high winds and winter storms. FBI crime data shows that the Piqua Police Department’s reported property crime rate has steadily decreased since 2015, while its violent crime rate has remained the same.
Miami County Transit and the Piqua International Airport
Miami County Road 25-A and U.S. Route 36 are two of Piqua’s main thoroughfares. Piqua is 27 miles north of Dayton, and Interstate 75 directly connects the cities. Piqua does not have a bus system, but Miami County Transit provides transportation services that can be scheduled in advance. When traveling out of town, Piqua residents fly out of the Dayton International Airport, 21 miles south.

At the Johnston Farm and Indian Agency, visitors can learn about the early settlement of the Piqua area during the 1700s and 1800s. Each May, the agency hosts the annual Celtic Heritage Festival, where visitors can explore the historic farm and Johnston House, take a boat ride on the canal, listen to live music and participate in the Highland Games. Rock Piqua Food Truck + Music Festival is a free summer festival hosted by the Piqua Arts Council and Mainstreet Piqua. Held downtown, visitors can enjoy live music, food trucks and craft beer while watching the annual Rock ‘N Roll Car Show pass by. Piquafest is the town’s Fourth of July celebration held at Piqua Center, complete with live music, carnival rides and fireworks.
