Scenic views and a pleasant microclimate
About 10 miles from San Luis Obispo, between Highway 101 and the Pacific Ocean, and the unincorporated seaside community of Avila Beach is a popular Central Coast destination for both tourists and locals. “It's got the best beach in the county,” says area resident Tim Townley, a Realtor with Comet Realty. Well-protected from wind and fog by mountains and Point San Luis, Avila Beach has warmer temperatures than area coastal communities like Pismo Beach, Morro Bay and Cayucos. As sleepy and calm as its mild surf, the community has an overall CAP Index Crime Score of 2 out of 10, compared to the national average of 4."A lot of the people who own big chunks of downtown San Luis Obispo live there because it’s so beautiful," Townley says. "I’ve always fantasized about living there myself, but to get groceries, you’ve got to drive into SLO or Arroyo Grande.”

Outdoor recreation on and off the water
Avila’s white, sandy beach spans a mile and a half, warmer and less windy than other Central Coast shores; mild waves and minimal current and undertow make it popular with both swimmers and beginner surfers. At the beach’s halfway point, the Avila Beach Pier extends nearly 1,700 feet into the ocean, offering scenic views and fishing opportunities. Directly adjacent to the waterfront, Avila Beach Park has basketball courts, a pirate-themed playground and a barbeque area for family gatherings and birthday parties.
At the southwestern tip of the neighborhood, the public Avila Beach Golf Resort offers an 18-hole golf course with views of the Pacific. And next door, the Central Coast Aquarium is a small non-profit focused on marine science education, with hands-on exhibits and touch pools, as well as school programs and day camps for students of all grade levels.
The clothing-optional Pirate’s Cove Beach is about a mile and a half south of Avila’s main beach, accessible via several steep hiking trails that descend the coastal cliffs. Beachgoers can continue from here to a man-made tunnel called Smuggler’s Cave, which leads to a small peninsula with sweeping views of San Luis Obispo Bay. On the north side of the bluffs, Avila Hot Springs has had a constant flow of natural spring water since 1907, and visitors can enjoy the mineral artesian soaking pool and the heated freshwater pool with two slides. Hikers and bikers can take the nearby Bob Jones Trail, commonly referred to as the “City to the Sea Trail,” to Downtown Avila Beach; the trail is currently being expanded, and will eventually connect to San Luis Obispo.

Beach houses close to town, with gated communities on the hill
Homes in Avila Beach date as far back as the mid-20th century, though construction is ongoing. Most of the community’s oldest homes are right in town and along the beachfront, and have either Mediterranean or coastal influence. “You have a lot of really cool little beach houses here,” says Susie Brans, longtime area resident and broker associate with Richardson Sotheby’s International Realty. She adds that many of these older residences are second homes for area residents, and rarely hit the market; when they do, prices range from $1.2 million to $5 million. According to area resident Kim Conti DeGroot, a principal broker/owner at Kimberly's Global Real Estate, some older homes along the coast have been replaced with condominiums; coastal condo units range from small studios to 2,500 square feet, with prices ranging from $700,000 to $2 million.
Further inland, on the north side of San Luis Obispo Creek, 21st-century homes with ocean views sit within the large, gated development of San Luis Bay Estates, which includes several small communities, each with its own HOA. Brans notes that San Luis Bay Estates includes single-family homes and condos, as well as luxury manufactured homes for those aged 55 and older. “There are mobile homes in there that sell for over a million bucks,” she says, adding that their starting price is around $700,000. Condos range from around $950,000 to $1.1 million, and single-family homes range from about $1 million to just over $4 million. Within the nearby gated community of Bassi Ranch, sprawling custom estates on multi-acre lots range from $2 million to $4 million. According to Brans, homes within the gated areas of Avila are usually owner-occupied.
“Fire insurance is pretty tough, but they’ve got a few little fire stations out there to help in case something does go sideways,” Townley says.

Locally owned beachside eateries and shops
Stretching about a mile and a half along the beach, Front Street serves as the community’s walkable downtown area; the section of Front Street directly in front of the pier, known as the Avila Beach Promenade, is closed to vehicle traffic. The street is lined with locally owned eateries that have outdoor patios overlooking the water. One of the most popular, Custom House, serves breakfast, lunch and dinner alongside specialty cocktails and a global selection of wines, and their special dog menu has a selection of fido-friendly meals. Blue Moon Over Avila has a rotating, seasonal menu of French-inspired fare and hosts weekly live music. Kraken Coffee Company is a favorite for specialty espresso drinks, while Mr. Rick’s is a casual haunt for beachside brews and bar bites. The main beachfront drag is also home to a few locally owned shops, including Footseas, which sells apparel, shoes and accessories. Residents can pick up drinks, snacks and a few essentials at Avila Market, whose on-site restaurant serves breakfast, handhelds and made-to-order acai bowls. For major grocery shopping, stores like Trader Joe’s, Whole Foods Market and Sprouts Farmers Market are about 7 miles north in San Luis Obispo.

A weekly summer farmers market and annual events with art and live music
On Friday evenings during the summer, the Avila Beach Farmers Market on the promenade hosts vendors selling local produce and hand-crafted goods, and residents can browse the booths while enjoying live music. On Saturdays from June through October, Art on the Beach transforms the promenade into an open-air art gallery with local artists showcasing and selling their paintings, sculptures and jewelry. Concerts at the Cove is a large, annual outdoor concert series at the Avila Beach Golf Resort, with performances from May through October by national touring artists. The Saturday of Memorial Day Weekend, the resort also hosts the annual Tequila Festival with live music, Mexican cuisine, and tequila tastings from over 50 different brands, while the Avila Beach Blues Festival takes place at the resort on the following day with touring blues artists.
Learning in the San Luis Coastal Unified School District
Avila Beach is served by the San Luis Coastal Unified School District, which Niche gives an overall A rating and ranks as the best school district in San Luis Obispo County. C.L. Smith Elementary earns a B-plus rating, while Laguna Middle and San Luis Obispo High both earn A ratings. High schoolers can enroll in one of several hands-on career courses in fields ranging from agriculture to arts, media and entertainment.
Students who graduate from Laguna Middle School can move on to higher education.

An easy commute to SLO via Highway 101
The community is bordered to the east by Highway 101, which leads about 10 miles north to San Luis Obispo, where residents can get on Highway 1. Arroyo Grande is about 11 miles south via Highway 101. On weekends during the summer, the free Avila Beach Trolley connects riders with nearby stops in Shell Beach and Pismo Beach.
Dignity Health’s French Hospital Medical Center is about 11 miles away, just east of Downtown San Luis Obispo. The San Luis Obispo County Regional Airport is about 10 miles northeast with nonstop flights on American, Alaskan and United Airlines to major hubs throughout the west.
Proximity to Diablo Canyon Nuclear Plant
About 2 miles up the coast from Avila’s beachfront is the Diablo Canyon Power Plant, the only remaining operational nuclear plant in California. "Some buyers get worried when they learn it’s close by because they compare it to the Fukushima disaster since that was also on the coast,” Townley says. “The difference is that Diablo Canyon is at a significantly higher elevation.” The plant is designed to withstand a 7.5 magnitude earthquake and has a monitor that will shut down the plant if significant seismic activity is detected. The plant was scheduled to close both of its reactors by 2025 following the expiration of its licensing amid a transition to renewable energy, though regulators recently approved legislation that will keep the facility open until 2030.
