The CAP Index crime score for East Hills falls at 6 out of 10, which is higher than the national average. “At one point it was considered a crime area, but that’s all changing,” says Gloria Besley, President at Regency Crest Realty and 50-year Pittsburgh local. “The whole trajectory has changed. It’s an up-and-coming area where people are really investing in the homes.”

East Hills architecture tells the story of its history - some homes date to the early 20th century, with tall three-story layouts, fenced-in yards and timeworn exteriors, while others don sturdy midcentury ranch and split-level designs overlooking landscaped yards. Fairlawn Street’s character-rich cottages have been around since the 1930s and 40s, adding charm to the inclined corridor with structural details like steeply pitched roofs and arched entries. “The residents here really take pride in their homes,” Besley says. “It was an all-Black area for a period of time, but now it's very diverse.” East Hills prices range from $20,000 to $175,000, with most properties falling around $100,000. The more updated the home, the higher the selling price. Apartments also have a strong presence in East Hills.

Community-focused restorative efforts
A 2002 restoration initiative called Second East Hills secured grants and funding to promote safety and economic development in the community. The neighborhood was the focus of a $1.3 million YouthBuild grant through the city’s largest non-profit developer, Action Housing. The program provided construction training and educational resources to 80 youth (ages 16 – 24) to help build affordable housing and other community assets like community centers and schools. The local park reno was the result of these support initiatives.

Engineering at Allerdice High
East Hills is zoned for the Pittsburgh Public Schools – District One, which carries an overall rating of C-plus on Niche. Kids can start at Pittsburgh Faison K-5, rated C-minus, and continue to Sterrett Classical Academy, C-minus, before earning their degrees at Allerdice High, rated B-plus. Allerdice offers a partial Engineering Magnet program and is known for its focus on college prep. There are also several private schools nearby for those interested in exploring education alternatives.
Pittsburgh Sterrett offers a partial Classical education for grades 6-8.
Allderdice High School has a diverse student body and is welcoming to all.
