A suburban community just west of Lebanon’s city center

Named for its gently sloping streets, Pleasant Hill is a small suburb directly outside Downtown Lebanon. While the surrounding downtown district area has a densely populated feel with rowhomes and duplexes, Pleasant Hill is home to a higher proportion of single-family homes and long-term residents. “Even though it’s so close to the city of Lebanon, this area is actually a part of North Cornwall Township, one of the fastest-growing areas in our region,” says Stephanie Butler, a Realtor with Suburban Realty and Lebanon County native. “You can be very close to the city, but you can also drive 5 minutes and be surrounded by farms.” Some of Lebanon County’s biggest employers, including Good Samaritan Hospital and Lebanon VA Medical Center, are based within 5 miles of Pleasant Hill. Fort Indiantown Gap, a National Guard Training Center and another major employer, is about 15 miles north. Pleasant Hill’s location along U.S. Route 422 also makes for convenient commutes to surrounding cities, such as Harrisburg, Lancaster and Reading.

A blend of urban and suburban housing at competitive prices

Pleasant Hill’s streets are mostly laid out in a tidy grid, though the petite but neatly trimmed yards lend the area a more suburban feel. This area primarily comprises early 20th-century cottages and duplexes, though there are some townhouse communities built in the 1980s and ‘90s, as well as some new construction neighborhoods along winding roads. The median price for a single-family home is $240,000, lower than the national median and roughly on par with the Pennsylvania state median. Townhouses sell at a median price of $200,000.

Head downtown or shop at Lebanon Valley Mall

Most of the area’s businesses, both local and chain, line U.S. Route 422 north of Pleasant Hill’s residential streets. There are a variety of local restaurants, plus the Lebanon Valley Mall, which is anchored by big-box stores such as Boscov’s, Hobby Lobby and a Price Rite Marketplace. Other unique tenants have recently brought some new life into the mall, including Lifeway Church, The St. James Players performing arts theater, and Drunken Smithy, a blacksmith and axe-throwing range. More locally owned shops and restaurants are located in Downtown Lebanon, about a mile east along Cumberland Street.

Reach Harrisburg, Downtown Lebanon and beyond via U.S. Route 422

U.S. Route 422, known locally as Cumberland Street, runs directly through Pleasant Hill and connects it directly to Downtown Lebanon. Although some parts of Pleasant Hill are walkable, this bustling highway means that most residents travel by car. Harrisburg is about 30 miles east and is home to the nearest international airport as well as the Pennsylvania state capital. Lancaster is roughly 25 miles south and Reading is about 30 miles east. “There are a lot of things for families that you can get to very easily from there,” Butler says. “Hersheypark is just down U.S. Route 422, and Mount Gretna is also in North Cornwall and has a lot to do in the summer.” Lebanon Transit buses also have multiple stops in the area to help residents get around.

Close to Southwest Park, a popular hangout

Optimist Memorial Park Southwest is located on the southeastern edge of Pleasant Hill, right off South 16th Street. Often shortened to simply Southwest Park, its playground is a popular after-school hangout, while the baseball and soccer fields fill up on weekends with youth games. Residents on the west side of Pleasant Hill head to Gloninger Woods Park, which has more multi-purpose fields and a playground encircled by a paved walking track. Other popular Lebanon parks, such as Coleman Memorial Park and Union Canal Tunnel Park, are about a mile north.

Most students attend Cornwall-Lebanon Schools

Much of Pleasant Hill is zoned for the Cornwall-Lebanon School District, which receives an overall B grade from Niche and sends students to Ebeneezer Elementary, Cedar Crest Middle and Cedar Crest High. The northeast portion of Pleasant Hill is served by the Lebanon School District, which scores a C-minus and is zoned for Southwest Elementary, Lebanon Intermediate and Lebanon High.

Served by Lebanon County Regional Police Department

Between 2022 and 2023, violent crime rates across North Cornwall Township increased from 3 counts to 11 counts. Over the same time period, property crime decreased by about 17%. Pleasant Hill experiences four distinct seasons. Although there is a minor potential for flooding along the Quittapahilla Creek — or, as locals call it, the Quittie Creek — few residential properties are at risk.

Crime

According to data from the FBI, Pleasant Hill reported violent crime rates lower than state and national figures throughout 2023. Property crime rates, however, fluctuated greatly during that same period, surpassing national figures on multiple occasions.
