Country living near Jamestown, N.Y.

Poland is a small rural town that hugs the eastern border of Chautauqua County and the "Enchanted Mountains of Western New York State," also known as Cattaraugus County. The latter is home to New York's Amish Trail, highlighted by local Amish farms and businesses. Rural living dominates Poland's landscape, with winding country roads that weave past generational farms, state forests and the hamlet of Kennedy, the community's residential hub. On the east side of Poland, Amish-owned businesses await in Randolph, while the Village of Falconer is home to several parks, restaurants and a chain grocery store on the west side of town. And less than 10 miles away, the City of Jamestown hugs the edge of Chautauqua Lake. "The lake is our bread and butter," says Jerod Zahn, a real estate salesperson with ERA Real Estate, who has lived in the region for over 50 years. "The summer is our time to shine, and it's when we get the most tourists," with much of the economy south of Buffalo driven by agritourism. Hidden amongst the countryside, Poland offers residents a rural lifestyle with access to small-town living and urban-suburban amenities.

Local parks, state forests and lakefront recreation

Although shades of green define Poland's landscape during the warmer months, the town only has one small park. Across the street from the town hall, Myers-Bennet Training Area is a public park with open fields and a covered picnic area along the Conewango Creek. Seven miles away, Falconer Park features several sports courts, a playground and a 9-hole disc golf course. A bubbling brook separates the park into two sides, enticing kids and pets to splash around on a hot summer's day. Down the street, Abe Mattison Millrace Park is home to canoe launches and trails that weave along the Chadakoin River's banks, which feed into Chautauqua Lake. Jamestown and surrounding communities feature additional parks and waterfront recreation. When the seasons change, Poland residents swap their boats for hiking boots. Perched amongst the foothills of the Allegheny Mountains, Poland residents are surrounded by the great outdoors. State forests offer thousands of acres of remote wilderness open to the public for camping, hiking, hunting, trapping and fishing. "Hunting is a huge part of the culture up here," Zahn says. In the winter, wooded trails cater to cross-country skiers, snowshoers and snowmobilers, while Holiday Valley Resort is 30 miles away. "What we love about our area is the topography," Zahn says. "There's great hiking and great views." Farther south, Pine Hills and South Valley state forests offer miles of hiking, biking and horseback riding trails. Anglers can search for brown trout in one of its three meandering streams, while boaters can head farther east to South Valley's Onoville Marina Park, which abuts the Allegheny Reservoir.

Small-town amenities and big-city entertainment

The hamlet of Kennedy is the community's residential hub, where there is a post office, a firehouse, a public library, two churches and one eatery. Kennedy Supermarket is a gas station and grocery store, while Tops Friendly Markets offers a more extensive selection on either side of town. Just next door, the Office Restaurant serves everything from tacos and pizza to prime rib and seafood. Seven miles away, R & M Restaurant, known for its classic brunch staples, marks the start of New York's Amish Country with an old-fashioned buggy and selection of handmade goods just past its entryway. Down the road, Randolph Peaches & Cream is an Amish-owned ice cream shop that also sells seasonal produce, flowers and canned goods. In Falconer, urban influences seep into this small-town community with intricate, whimsical designs at PersNikkity Pies. Additional restaurants, entertainment options and big-box stores are scattered throughout the Jamestown metro area, which also has a celebrity connection. "Jamestown is the birthplace of Lucille Ball," Zahn says. "Everything revolves around Lucy. So, you have the Lucy-Desi Museum, the National Comedy Center and the Lucille Ball Comedy Fest."

Ramblers, colonial-style and manufactured homes

Historic 19th-century residences are clustered close together in Kennedy, the town's first and primary settlement, and along major arteries such as New York State Route 394. Other roads weave past acres of farmland and woodland that give way to 20th-century ramblers, colonial-style designs and a few manufactured homes. Sales prices range from the $50,000s to the $200,000s, while the occasional, secluded custom-built retreat can sell for more. Median lot sizes average around 2 acres, offering residents a rural setting. Plots of land are also available, ranging from $20,000 to a little over $100,000, depending on location and acreage. Poland garners a CAP Index Crime Score of 1 out of 10, the lowest possible score.

Educational opportunities around Poland

Poland students are served by the Falconer Central School District, which earns a C-plus rating from Niche. Kindergarten through second graders may attend C-plus-rated Paul B.D. Temple Elementary School. Third through fifth graders can then move on to Harvey C. Fenner Elementary School, which scores a C, before attending Falconer Middle/High School, which earns a C-plus and offers sports programs for middle and high school students. Jamestown Community College and the Chautauqua Institution are also nearby. The latter was born from the 20th-century Chautauqua Movement, which emphasized adult education. Today, the institution is a seasonal lakeside resort that attracts thousands of life-long learners and leaders for nine weeks of programs throughout the summer.

Commutes around Poland via I-86 or State Route 394

The Chautauqua Area Regional Transit System (CHQ Transit) offers public bus service around the county. In more rural areas, community landmarks such as the Kennedy Supermarket serve as bus stops, but most residents rely on personal vehicles. Interstate 86, or the Southern Tier Expressway, connects residents about 65 miles west to Erie International Airport. Buffalo Niagara International Airport is about 70 miles northeast via Interstate 90, and Jamestown's UPMC Chautauqua is the nearest hospital, approximately 7 miles west. Other nearby thoroughfares include U.S. Route 62 and New York State Route 394.
