Rapidly growing Sunshine State
Everyone wants to live in Pompano Beach, especially waterfront neighborhoods like Harbor Village. The community along the Intracoastal Waterway has Mediterranean-style houses on suburban streets underneath the wide-open and blue Florida sky. Locals can walk east along the causeway and be at the beach in about 10 minutes or head west and see a concert at the giant outdoor amphitheater. It’s a coastal area, so hurricanes are always a risk, but New Yorkers and Californians who relocated here during COVID know that comes with the territory. “New York gets hurricanes, and in California you have earthquakes,” says Jim Esposito, a Realtor with Intercoastal Realty in the area. “Even if you’re talking snow, in Florida, you never have to shovel sunshine.”
Florida is known as a retirement destination, but that’s changed over the past few years, says Esposito. A surge in population during the pandemic led to a housing boom where demand is through the roof. Places like Pompano Beach have become too expensive for the average retiree. “You’re seeing a lot of professional people, winter residents and snowbirds who want to come down for the season, when the weather is cold up north,” says Esposito. “We have people in finance who can work from home. Why work remotely in a little New York City apartment when you can work remotely down here in a nice house that’s basically a tropical paradise?” That sentiment reflects the population of Harbor Village – snowbirds, new residents and even vacationers. The neighborhood has a handful of properties that primarily serve as AirBnbs.

Easy beach access and outdoor amphitheater
Locals can walk to the beach via the sidewalks along the causeway. Neighbors run, ride their bicycles and walk their dogs over the bridge, and once they reach the beach, they relax along the shoreline, swim or go kiteboarding. The Pompano Beach Pier, which opened in 2019, is directly east of Harbor Village and stretches into the middle of the ocean. But there’s more to Harbor Village than just the beach. West of the neighborhood is Pompano Community Park, which has athletic fields, a swimming pool and pickleball courts. Dogs will love the dog park here, and the outdoor amphitheater is a popular place to catch some live music.

Architecture in Harbor Village reflects traditional Florida suburban sensibilities, including Spanish tile roofs and brightly colored exteriors. Duplexes, ranch-style homes and modern houses sit next to each other on well-paved suburban streets ending in cul-de-sacs. Palm trees, bushes and oak trees decorate lush front lawns. Some homes have docks in their backyards, especially the houses along the Intracoastal Waterway, and many have pools. Prices range from $200,000 to north of $5 million.
