A suburban community with no HOA
Though an HOA manages many communities in Port Orange, residents of Deep Forest Village appreciate the lack of one. "Everyone keeps their homes up, even though we don't have an HOA," says Cyndi McFarran, a resident of more than 35 years and broker associate with REMAX Signature. Lancelot Lenard, a Realtor with Florida Homes Realty & Mortgage, shares a similar view. "A non-HOA community is a real appeal in a city full of HOAs," he says. Even without an HOA, Deep Forest Village residents stay connected. There’s a community newsletter and many local events. Everyday conveniences like Publix are nearby, and Daytona Beach is less than 10 miles away.

Deep Forest Village homes have backyard pools
Tree Garden Drive is lined with swaying palms and landscaped shrubs, creating a long entrance into the neighborhood. Midcentury homes in coastal hues frame the community’s narrow, curving roads accented by mature oaks. Home styles include Craftsman, Cape Cod, and minimal traditional and ranch styles. "These are older homes built in the 1970s and 1980s," Lenard says. "If a flipper is trying to come in, there's plenty of opportunity here for cosmetic updates." Prices range from $350,000 to over $450,000 for renovated homes. Most houses are under 2,000 square feet, with two-car garages, fenced-in backyards and in-ground pools. Many neighbors with boats and RVs park them in their driveways. Thanks to several retention ponds outside the neighborhood, Lenard notes that flooding isn't really a concern. However, he does mention that hurricanes are a risk. "Windstorm insurance is needed for all of Florida. And if you're in a flood zone, you need flood insurance," he says.

Spruce Creek High offers advanced academies
Volusia County School District serves the neighborhood. Local kids may attend Spruce Creek Elementary, which has a B-plus grade on Niche, and B-plus-rated Creekside Middle School. Spruce Creek High School has an A-minus grade and award-winning musical and athletic programs that have been home to notable alumni like Olympian Ryan Lochte. The high school also offers several advanced academies, including design and management, information technology and robotics, and advanced performing arts.

Daytona Beach is an 8-mile drive
Locals are just a bike ride away from Port Orange's recreational hubs. The City Center Municipal Complex surrounds a large turtle pond and is home to the Port Orange Family YMCA, the Port Orange Regional Library, an amphitheater and a few nonprofit organizations. "We call it The Circle," Lenard says, noting that it is a central gathering spot for town events, with trails and a playground. "It's nice. There are fitness areas with equipment, and you can stop and do pull-ups while walking." About 2 miles north, Buschman Park is filled with blooming sabal palms, trails, native wildlife and a playground. In the summer, the calls of Florida scrub jays can be heard nesting among the oak canopies as part of the Halifax River Audubon Bird Sanctuary. Just a mile away, Inlet Golf Range offers PGA Golf Pro clinics every Saturday, while next door is Mystic Harbor Miniature Golf, featuring a small pirate ship-themed course. The neighborhood is also less than 8 miles from Daytona Beach and 5 miles from the quieter Wilbur Beach.

Small shopping centers, grocery stores and a few restaurants are close by, including Alberto's Pizza Shop, a family-owned spot called "the community's pizza shop." Open since 2018, it's known for its secret sauce, fresh dough and daily lunch specials. Nearby, Rossi's Side Street café, on Village Trail, is a New York-style deli serving salads, burgers and sandwiches made with locally produced meats. Publix and Winn-Dixie are both within a mile, and 3.5 miles west is The Pavilion at Port Orange, an open-air shopping center home to Target and Regal Cinema.

Halifax Health Medical Center is 7 miles away
The community is 10 miles from Daytona Beach International Airport and 7 miles from Halifax Health Medical Center. With the interstates and major roadways so accessible, driving is the preferred way to get around the region. "You can get to I-95 in 7 minutes and the beach in the same amount of time," Lenard says. I-4 takes locals to Orlando, 57 miles away, or South Florida via I-95, 230 miles south.

Movies under the Stars at Parker Amphitheater
Neighbors in Deep Forest Village are well-connected. "We have a community newsletter and community functions," McFarran says. Gatherings include annual Easter egg hunts and Fourth of July picnics. The city of Port Orange also hosts year-round events, including film screenings at the Kenneth W. Parker Amphitheater, an outdoor venue nearby. Community members of all ages gather for Movies under the Stars. "The Circle hosts a lot of events in October, where all the small businesses set up their tents," Lenard says. "We also have Christmas caroling where the kids come out and sing." The Pavilion at Port Orange hosts a farmers market on Saturday mornings that’s chock-full of produce, fresh honey, meats and crafts.
