Along Spruce Creek, Port Orange West is about 8 miles inland off the Florida coast. The area provides potential homebuyers with various outdoor amenities, numerous shopping options and some of the best public schools in Volusia County. According to Niche, the districted high school, Spruce Creek, is the best in the district. “Most of Port Orange is a bedroom community, as most people live here but work in other places,” says Lancelot Lenard, a Realtor and broker associate with Florida Homes Realty & Mortgage, who lives in Port Orange. “It is less than 10 miles from the ocean, most neighborhoods have many families, and the schools are some of the best in the county.”

Wide range of homes in Port Orange West

Homes are spread out across multiple subdivisions in the city's western portion. While many homes were built between the 1970s and 2000, purchasing a newer inventory is possible. Older homes typically include ranch homes and bungalows on compact and narrow lots. Newer homes are contemporary homes with touches of Mediterranean style featuring earthy tones spaced on decent-sized lots. Prices range from around $300,000 for an older home, while new builds reach above the million-dollar range topping out at $1.2 million. This part of town does have an age-restricted 55+ community, Summer Trees III.

Multiple big box stores and eating on the water

Shopping options abound at the northern end of the community. Residents can head to the open-air mall, The Pavilion at Port Orange, where they can shop at stores like HomeGoods, eat at national chains such as Red Robin, or catch the latest flick at the Regal Cinema Movie Theater. The Dunlawton Avenue corridor provides multiple big box stores from grocers like Publix, wholesaler BJ’s and Lowe’s Home Improvement. For a bite to eat, residents can try Don Giovanni, an Italian restaurant with homemade dishes and recipes passed down through the generations. Port Orange Days and the biggest event in NASCAR

The city of Port Orange puts on multiple community events throughout the year, with its largest being Port Orange Days. Nearing its 30th year, the three-day event is a carnival, community parade, hundreds of vendors, live music and more at the City Center. “The city and the parks and recreation department put on multiple family-friendly events throughout the year,” Lenard says. Sports fans are near “The Great American Race,” the Daytona 500, held every February at the Daytona International Speedway, 11 miles north. The track holds events throughout the year, including a second NASCAR race in August.

Attending the best public high school in Volusia County

All of Port Orange is part of Volusia County Schools, which rates a B on Niche, serves more than 66,000 students and ranks the fifth-best Orlando area school district on the site. While there are multiple school paths in the area, one potential option for students is Sugar Mill Elementary, which grades a B, then the B-plus rated Creekside Middle, before earning their diplomas from Spruce Creek High School. Spruce Creek grades as an A, and Niche ranks it as the best high school in the district. The high school offers one of the largest international baccalaureate programs in the country based on the number of exams given.

Locals have multiple options to stay active in West Port Orange’s coastal climate. Spanning 23 acres along the Spruce Creek, Spruce Creek Park has a playground, picnic area and a canoe launch point but is probably best known for its 536-foot boardwalk that begins a stretch of over 3 miles of nature trails. The trails lead to an observation tower, where onlookers can see the entire space. With multiple bodies of water, including the creek, Halifax River and the Atlantic Ocean, there are plenty of opportunities to fish, water ski or take a boat around Port Orange. Golfers can find countless courses throughout the city, from private clubs like the Spruce Creek Country Club to public tracks, including Cypress Head Golf Club, owned by the town and rated amongst the county's best courses.

Nearby interstates and riding Votran

Port Orange West is dissected by Interstate 95, which runs north to south down the East Coast from Maine to Key West, Florida. A little bit further north on I-95 is an interchange with Interstate 4, an east-west highway that navigates across the state. Volusia County offers the Votran public bus line, and residents can hop aboard a pair of routes – 7 South Nova and 12 Clyde Norris – to get around town. Residents can make the quick 11-mile commute to the Daytona International Airport, which offers American Airlines, Avelo and Delta flights.
