Seminole Woods is a tiny community in Port Orange named after the indigenous people who once lived here. "It's only a couple of streets. It's not a very large neighborhood at all," says Eric Zimmerman of Adams Cameron & Co., who's sold homes in this area for 20 years. The entirely residential nature of Seminole Woods makes it a quiet place to live, with a lower-than-average CAP Index Crime Score of 2 out of 10 versus the national average of 4. A quaint ice cream parlor is one of the few commercial conveniences nearby, but it's just a short drive to major shopping. Being just 8 miles from the beach and a major river, residents of Seminole Woods can also boat, surf and build sandcastles on a whim. "It's a family-oriented community," Zimmerman says. "You've got several elementary schools surrounding it, and the high school is A-rated on Niche, and it's just a mile or two away. That is also a big draw."
Custom-built homes and leafy streets in Seminole Woods
Another appeal of Seminole Woods is its lot sizes, which are often a half-acre. "They have a little bit larger lots than some of the surrounding neighborhoods around it," Zimmerman says. Because there are few homes in the neighborhood, they tend to get snapped up fast when listed, and listings are rare. The median build year in Seminole Woods is 1989, and most properties are one- to two-story traditionals, some with stucco exteriors, others wrapped in wood paneling or built entirely from brick. Spanish moss-draped oaks, palm trees and pines flourish along the roads, and bright tropical flowers burst from carefully manicured beds. Zimmerman says home prices here are average for Port Orange. The typical range is between the high $500,000s to $700,000s depending on square footage, and most homes are from 2,000 to 3,000 square feet. While tropical storms come and go in Florida, Zimmerman says Seminole Woods isn't prone to flooding.

Spruce Creek Road Park and Spruce Creek Park are side by side, less than a mile away. Between the two, locals can enjoy tennis courts and softball fields, or take their kids to the playground. Golfers have two courses to choose from within 4 miles. And boaters travel 6 miles east to the Dunlawton Boat Ramp for days out on the Halifax River. Zimmerman heads out on the river most weekends and anchors at the various islands. A popular one is Disappearing Island, which sometimes disappears with the tide. Friends play volleyball on the island and let their dogs run freely while ice cream boats float by for the kids. Daytona Beach's sandy shores are within 8 miles. However, Zimmerman says the beach at Ponce Inlet, south of Daytona Beach and around 11 miles away, is a less touristy option.
