With a small but strong community, Sunrise Oaks is located 2 miles west of City Center Circle, the heart of surrounding Port Orange. Developed at the start of the 21st century, Sunrise Oaks is a modern subdivision where every lawn is kept manicured, and residents walk their dogs in the early mornings before the Florida sun catches up. It's one of many tiny communities that comprise a large chunk of central Port Orange, but its centrality is key. "If you don't want to be in the Daytona hustle and bustle, we're an outlying area that lots of people go to. It's not like you're leaving one town and going into another; it all sort of ties in together," says Linda Lee, a Realtor with ERA Grizzard Real Estate and Port Orange local of nearly 20 years. "We have a lot of blessings here, and the Port Orange area is very family-friendly. Sunrise Oaks is right off Clyde Morris Boulevard, which is near a lot of our shopping and not far from the beach."

The fronds of palm trees speckle the manicured yards and roofs throughout Sunrise Oaks with shadows, and residents stroll along the sidewalks that flank the wide suburban roads in the evening. Large-radius windows adorn the white-to-tan painted stucco exteriors of Mediterranean-inspired homes throughout the community. Properties here are large and modern without losing the familiar Florida aesthetic of light colors and airy interiors. "The prices range like crazy for Port Orange in general – low 200s are far and few between, but a median is more upper 300s and low 400s. Sunrise Oaks is a little on what we'd consider the higher end," Lee says. With most homes selling between $400,000 and $510,000, the price average is slightly above Port Orange overall, but the square footage of the homes is also above the national average. Many of the houses have amenities such as in-ground pools and enclosed sunrooms.

Schooling with Volusia County
Volusia County Schools serves public schools, and children can start by attending Horizon Elementary, which is graded with a B on Niche. Horizon Elementary has a Media Center with electronic books and a computer lab, and it has several media programs for the kids, such as the Sunshine State Young Readers Award and Morning News Team. Students move on to Silver Sands Middle before heading to Atlantic High, which also receives B grades. High school students can take Advanced Placement classes, dual enrollment and career certification courses. GreatSchools notes that Atlantic High is above average regarding college readiness compared to previous years.

The speedway is only 5 miles from Sunrise Oaks, while Daytona Beach is only 6 miles away. "We have a family day near the center circle by Port Orange City Hall, and they have a small parade, games, things like that. Different groups will fill that entire area, like the Lion's Club, animal rescues – it's a fundraiser too, in a way. The Parker Amphitheater always has free movies playing in the evenings and little live acts, too," Lee says.
