Quiet living
Located just eight miles from Daytona, residents are close enough to all the action without having to deal with all the noise and the traffic. “It’s quiet here, but you are still near the beach, Daytona International Speedway, and all that downtown has to offer,” says Kelly Beechler, who has 24 years of experience selling homes in the area with Beechler Realty Group. “At the same time, we have shops and places to eat, so it’s like our own quiet little city.” This serene neighborhood is actually two separate entities, with the western side of Town Park being a classic suburban residential area and the east belonging to Pickwick Village, a community for residents 55 years and older. “There are a lot of 55-plus communities in the area, but Town Park is a really nice place for residents in the retirement era,” claims Beechler.
Homes and a 55 and up community
Single-family homes on the western side of the town begin near $500,000 for smaller ranch-style homes and can range up to over $1 million for four-bedroom homes with acreage. These homes are tucked away on quiet streets and often have views of the many ponds that are prevalent throughout the neighborhood. Houses have multi-car garages for parking and lush green lawns, while the main feature is the private pool many homes have in the backyard. The Pickwick Village homes are newly built ranch-style houses with porches and lawns. Homes range between $120,000 and $180,000 and come with access to the community clubhouse and fitness center.
Workout at the REC
The REC and the local YMCA both have plenty of indoor recreational opportunities. The REC is a recreation center run by Port Orange that offers plenty of classes for a variety of age groups. There is also an indoor basketball court and a skate park. The YMCA has fitness areas so locals can get a workout in regardless of the weather. The Port Orange City Center has an outdoor fitness area and amphitheater. Just up Interstate 95, locals can head to Daytona International Speedway to see the fastest action in sports or visit Daytona Beach Racing and Card Club for poker and horse races.
Reed Park and Pelican Bay
There are no parks in the neighborhood, but residents can visit Port Orange City Center Municipal Complex for indoor and outdoor recreation. The complex features a fitness trail and an indoor gymnasium. There is also an amphitheater for local music productions. Reed Park is close by and has a disc golf course and a stocked pond for fishing, and Pelican Bay Golf Course is the local spot for golfers to tee it up in the summertime.
Strong Volusia County Schools
Kids in Town Park attend Volusia County Schools, beginning at Horizon Elementary, which has a B overall grade from Niche. The next stop is Silver Sands Middle School, which also earns an overall grade of B and has an A rating in student diversity. Teens go to Atlantic High, which also receives a B grade and is noted as the fifth-best school in Volusia County.

Locals head to Manny’s Pizza House for casual dining in a familiar setting. For dessert, Ritter’s Frozen Custard is a walkup stand with Italian ice, smoothies and other sweet treats to beat the Florida heat. Plenty of other eateries like Rice Bistro, Taqueria Juanita and Luigi’s Pizzeria are all located right off Madeline Avenue. Shoppers can grab groceries from Perrine’s Produce, a local shop with fresh goods, or head to the Walmart on Clyde Morris Boulevard for convenience. More big box retail stores are located on S. Nova Road.
Ride the Votran
The proximity to major highways makes Town Park an ideal place for those who like to visit neighboring areas. Interstate 4 provides access to Orlando, and residents can hop on Interstate 95 to ride to one of the many cities located along Florida’s east coast. For travel closer to home, Votran buses provide fixed routes all throughout Port Orange.
