Just 8 miles from raucous Daytona Beach is Wilbur By The Sea, a quiet community of 550 residents cradled by the Atlantic Ocean and the Halifax River. “In my opinion, it’s the hidden gem of Florida,” says Raphael Lopez, Realtor with the Real Estate Shoppe with nearly 10 years of experience in the area. “The beaches are pristine, and the water is clearer than many of the surrounding areas because this was untouched for a long time.”
Once a winter destination for snowbirds, Wilbur By The Sea now has high occupancy all year long. Homes are within walking distance to the sandy beaches and there’s plenty of retail 4 miles away in Port Orange. “Most people know each other and wave. People are very friendly there,” says Diane Caron, a broker at Team Caron Realty, who’s been selling homes in the area for 20 years. “There are quite a few families because of the good school district. There are a lot of retirees too. It’s a mix.”

Along South Atlantic Avenue, Wilbur Beach is a great spot to catch the sunset or take a relaxing walk while listening to the waves crashing on the sand. Toronita Avenue Beach Park is home to another stretch of beach offering plenty of activities. Locals swim in the ocean and fish from the shore. Surfing and boogie boarding are also popular pastimes. Port Orange Causeway Park is located on the western side of the neighborhood and borders the Halifax River. The park features seven boat ramps and three fishing piers.

Wilbur By The Sea offers homes within walking distance to the beach
Homes in Wilbur By The Sea were built from the 1970s to the present day and have a distinctly Florida beach vibe with brightly colored facades. Homebuyers will find an attractive mix of luxury homes, beach bungalows, and ranch-style builds. Palm trees line the narrow, sidewalk-free streets, and houses typically have driveways and garages, so there is no need to worry about on-street parking. “Most people live there year-round, but there are a lot of people from Orlando who have second homes,” Caron says.
Single-family homes on the beach range from $1 million to $2.5 million, while those a few blocks inland cost between $450,000 and $600,000. “For close access to the beach, the homes are very reasonably priced,” Lopez says.
Wilbur By the Sea is at “extreme” risk of flooding with a score of 9 out of 10, according to Risk Factor.

For dining, Boondocks on Peninsula Drive has been a community mainstay since 1995. The open-air restaurant and tiki bar is the spot for fresh seafood and cocktails in a relaxed, casual environment. “When you walk in, they know what you’re eating and drinking,” Caron says. Just north, Our Deck Down Under has been serving up large plates of ribs, seafood and burgers for over 20 years. The eatery has indoor and outdoor seating, so patrons can decide to escape the Florida heat or take in a sunset.
In Port Orange, 4 miles away via South Atlantic Avenue and Dunlawton Boulevard, there are plenty of nationally recognized chains including Publix, Target and Walmart.
