The cost of living here is lower than that of many nearby cities. “Affordability makes Port Richey special. Homes on the waterfront

Port Richey homes range in price from $190,000 to $1.5 million for a waterfront mansion. Architectural styles comprise ranch-style, stilt and contemporary, as well as townhomes, condos and mobile homes. Many properties come with inground pools and views of the canal and bayou. “As far as houses are concerned, the square footage is great,” Biswas says. “And the market is not slowing down.” Narrow palm tree-lined streets without sidewalks wind throughout the community. Waterfront homes have views of the bayou.

In the flood zone

Several hundred homes are in a designated flood zone, where the possibility of flooding occurs with every major storm. If a residence is located near the Pithlachascotee River or any of its tributaries and canals, it is likely in a flood zone. Most of these homes require flood insurance.

High school offers career-oriented classes

“Our school systems are on the rise and really improving,” Biswas says. “The county is putting much more emphasis on education, so that’s great.” Students can start their education at Calusa Elementary School, which has a C grade from Niche. Gulf Middle School has a C-plus from Niche. Gulf High School, with a B-minus from Niche, offers career-oriented programs like digital media/multimedia design, health careers academy and TV production.

A place for watching wildlife

Werner-Boyce Salt Springs State Park is a 4,000-acre park bordering the Gulf. Visitors can explore the nature trail or go boating or fishing. There’s also an opportunity to see wildlife, everything from foxes to tortoises to manatees to over 150 bird species. Brasher Park is another option, with a playground and benches overlooking the water. For indoor recreation, SpinNations Family Skating & Event Center offers skating sessions and lessons and hosts parties and events.

Ancient Indian Mound

Right near the highway

Locals have easy access to U.S. Route Highway 19, which travels directly through the area. Commuters can drive approximately 40 miles to Downtown Tampa via Florida State Route 689. Pasco County Public Transportation has a few bus stops in town. Saint Petersburg-Clearwater International Airport is a 30-mile drive via U.S. 19 South.
