West Bayside is a bit of a blank canvas, but new and vibrant colors are on the horizon.
This traditionally industrial, central Portland neighborhood is currently home to bakeries, restaurants, breweries and the offices of local social services organizations. But new residential and mixed-use projects that are entering the pipeline have the potential to make West Bayside the most desirable neighborhood in Maine’s largest city, says David Jones, owner and broker at F.O. Bailey Real Estate in Falmouth.
“It has the potential to be the nicest part of Portland, without exception,” he said.
This is an extremely walkable neighborhood where locals can stroll to Trader Joe’s or Whole Foods to buy groceries, go bowling at Bayside Bowl on the weekends or swing by one of its many breweries, including nonalcoholic beer maker Kit NA Brewing. Live music shows, low-budget movie screenings and film festivals are held at a local venue called the Apohadion Theater, and you’ll also find the beginning of the Bayside Trail, a 1-mile paved walkway lined with murals that goes into the East Bayside neighborhood. Just north of West Bayside is Back Cove, a body of water surrounded by a walking trail that is a great place for an evening stroll or sunset watch.
West Bayside is poised to reach new heights over the next few years. Developer Port Property is currently building an apartment building and a condo complex as the first phase of its planned, brand-new mixed-use development right in the heart of the community. The project, which will include five phases over the next decade, includes more than 600 market-rate units, 201 affordable housing units and nearly 30,000 square feet of commercial space, including a storefront for the existing Two Fat Cats Bakery. Walkability is one of the major goals of this development.
Condo units in Port Property’s 75 Chestnut St. complex start around $900,000 for a 1,000-square-foot property, or $615,000 for 899 square feet.
A lot of the houses currently in West Bayside are quite old, but their prime Portland location keeps prices high. Three-family homes built in 1915 with 2,500 square feet of space go for around $1.15 million. A multifamily house built in 1884 will run you about $700,000. And a three-unit, Greek revival-style property can be yours for $1.1 million. A 900-square-foot, first floor in-town condo unit in a 150-year-old building can cost about $402,000.
Portland High School, one of four institutions in the city that teaches kids in grades nine through 12, is in West Bayside. Out of the four high schools, this one is the largest, with 908 students, and kids in West Bayside begin their educational journeys at East End Community School for prekindergarten through fifth grade.
West Bayside offers easy access to I-295 and Franklin Street. Portland’s East End Beach is just two miles away and it’s a quick drive over the Casco Bay Bridge from Portland proper to South Portland’s Willard Beach. Live in West Bayside and sit back and watch as it takes off.
