Walkability draws buyers to this Southwest Portland neighborhood
A large, family-friendly residential area in Southwest Portland, "Hillsdale is one of the most favored neighborhoods in Southwest Portland," says Realtor Darryl Bodle, who's closed over 3,700 sales in his nearly quarter century of experience in the Portland market. "It's very walkable and has easy freeway access, lots of well-known restaurants and excellent schools." He points out that walkability is unique in the Portland market, and that fact is what attracts most buyers to the area. "Most parts of Southwest Portland aren't walkable to anything, but Hillsdale is popular because it is. You can walk to restaurants, coffee shops, grocery stores, schools. Most errands can be accomplished on foot. There are only a few walkable neighborhoods on the west side of Portland, and this is one of them."

Architectural variety in Hillsdale homes
Hillsdale has a unique housing stock in a rich variety of architectural styles. It's primarily single-family homes, with options like contemporary traditional, ranch-style and mid-century modern homes. Hillsdale is far from a cookie-cutter neighborhood: on any given block, an onlooker could find a range of architectural styles, adding a feeling of artistry and individuality to homes in the neighborhood. Lots are typically spacious and lush, and many homes sit atop the neighborhood's hills, offering residents views of Portland's natural beauty. In Hillsdale, homeowners can enjoy the feeling of having a completely forested property, all while being within close proximity to downtown. Some condos are available, and these are the neighborhood's entry points for pricing. Prices start around $200,000 for a two-bedroom condo, but for most single-family homes, buyers should expect to spend $600,000 to $900,000. Occasionally, large, recently renovated or custom-built homes will exceed $1 million, and the median overall price for a single-family home is $800,000.

Hillsdale's collection of eclectic local eateries
Hillsdale is home to an eclectic collection of Portland-based eateries, like Seasons & Regions Seafood Grill, which serves fresh local seafood and was featured on "Diners, Drive-Ins and Dives"; Verde Cocina, a Northwest-influenced local Mexican restaurant; and Vertical Diner, a laid-back vegan restaurant with a mid-century diner vibe. There's also a McMenamins in the neighborhood, which Bodle points out as a popular hangout. "McMenamins is a locally owned brewery that makes all their own spirits and only distributes them to their own restaurants," he says of the Portland-based chain. "They have a bunch of quirky and eccentric locations. Each one is really unique and fun to visit." It's located in the Hillsdale Shopping Center, which houses various local restaurants and a little grocery store called Basics Market. However, most get groceries at the Fred Meyer on the neighborhood's south end.

I have been living in Hillsdale for quite sometime. While local businesses are blooming so is crime. I my self have seen multiple accounts of assault. In front of the high school you can see fights occurring. And drugs have began to flood the high school, leading for high schoolers to deal drugs to middle schoolers.
