Northeast Portland neighborhood known for larger lots and green space
From the green of the Rose City Golf Club's fairways to the skyline vista atop Rocky Butte, the Madison South neighborhood might defy expectations for those imagining life in Portland. Configured in a J-shape and generally bounded by Interstates 84 and 205, 82nd Avenue, Sandy Boulevard and the 140-acre golf club, this dense suburban neighborhood in Northeast Portland is a quiet, predominately residential community. Madison South has become a popular destination for homebuyers looking for larger lots close to the green spaces of northeast Portland without living too far from the attractive downtown aspects.
From ranch-style and bungalows to modern-style homes
Madison South started to take shape as an outer suburb of Portland in the 1950s with the construction of modest-sized bungalows and ranch-style homes, some having benefitted from remodels in recent years. Depending on the home's condition, these houses have sold for between $250,000 and $640,000. There are also newer, modern-style dwellings in the neighborhood’s hills and to the north, near the campus of Portland Bible College. These homes have sold for between $450,000 and $1.1 million. “The home prices have doubled in this pocket over the last 10 years,” says Ciji Dieringer, a Broker with John L. Scott Real Estate. Sidewalks on both sides of the street are more common in the northern portion of the neighborhood, while front-yard fences are more common in the southern portion. “Lots in Madison South are a bit larger,” says Claire Paris, Owner and Principal Broker at Paris Group Realty. “They average about a quarter-acre.” The CAP Index gave Madison South a Crime Score of 4 out of 10, on par with the national average.
Six-time state champion Leodis V. McDaniel High School baseball team
Children in Madison South attend Portland Public Schools, which earn a B-plus grade from Niche. They may enroll at Jason Lee Elementary School, which earns a B-minus grade, for kindergarten through fifth grade. In sixth grade, students move on to Roseway Heights School, which also receives a B-minus. From there, students head to Leodis V. McDaniel High School, which earns a B. McDaniel High School is known for its baseball program, which has not only won six state championships – with the last coming in 1997 – but also produced Rick Wise, the first Major League Baseball player to throw a no-hitter and hit a home run in the same game. Private school options include Mannahouse Christian Academy, which is in the neighborhood, serves pre-kindergarten through 12th grade and earns a B-plus from Niche.
From The Grotto Catholic Sanctuary to the Rocky Butte Natural Area
The Grotto, a 62-acre Catholic sanctuary with botanical gardens, is open to the public. Established in 1924, the sanctuary began as a natural outdoor cathedral with the creation of a cave shrine inside a 110-foot-tall basalt cliff that the Union Pacific Railroad Company previously owned and used as a quarry to collect rock for its track beds. The sanctuary also includes a trailhead leading to Joseph Wood Hill Park in the Rocky Butte Natural Area, 3 miles away. Situated on top of an extinct volcanic cinder cone, the park offers spectacular views of Downtown Portland, Mount St. Helens and the Portland International Airport. The park can also be reserved for weddings. Gateway Green, a 25-acre expanse located between two interstates and on the site of the former Rocky Butte county jail, is one of the city's newest parks. It is one of the few in the city for off-road cycling, featuring a natural surface single track and a bike skills area with pump hills and jump lines. A cyclocross course shaped by the natural terrain provides a challenge for cyclists. Those who prefer being on foot can enjoy the park's walking trails and follow interpretive signs posted throughout the area to learn about efforts to protect the environment's flora and fauna. Glenhaven Park is home to an 11,000-square-foot skate park. Hancock Park is 3.6 acres and has a playground.
From pizza at Reeva to shopping at Gateway Shopping Center
Madison South has a small assortment of cozy and affordable restaurants, bakeries and bars that reflect the community's diversity. Pho Oregon, one of many Vietnamese restaurants in the city, is regarded as one of the best for its restorative beef and rice noodle soup dish. Residents and visitors alike also enjoy Ki’ikibáa Mexican Restaurant. “They have some really good Mexican food. It’s delicious,” Paris says. Just northwest of Madison South is Reeva, which serves pizza and was recognized by Eater as one of “The 38 Essential Restaurants and Food Carts in Portland.” For shopping and groceries, residents visit the Gateway Shopping Center, home to a Ross and Kohl’s for clothes and Fred Meyer and WinCo Foods for groceries.
About 7 miles from Downtown Portland
The neighborhood's main roadway, 82nd Avenue, is where the local high school and most of the local shops, restaurants and offices are located. The north-south highway is one of the busiest corridors in East Portland and is known to be dangerous to pedestrians and motorists. However, state and city officials recently committed $185 million to maintenance projects and safety fixes through 2028. As for commuting, the drive from Madison South into Downtown Portland is about 7 miles via Interstate 84. TriMet’s Buses and MAX Light Rail systems are available from the NE 82nd Ave Station. Portland International Airport is a 5-mile drive from the neighborhood. The nearest hospital is Providence Portland Medical Center, about 3 miles away.
The Grotto’s Christmas Festival of Lights
“The Grotto Christmas Festival of Lights is a large attraction during the holiday season,” Dieringer says. The event includes choirs in the Chapel of Mary, caroling, a puppet show and Christmas lights. As the festival is a walk-through event, visitors can expect to walk about a quarter of a mile. Various local sponsors help put on the festival.
Play 18 at Rose City Golf Course
The second-oldest municipal golf course in Oregon, the Rose City Golf Club was previously a racetrack before the first nine holes opened in 1923. The back nine opened four years later. The clubhouse was built in 1932, is listed on the National Register of Historic Places and features a full-service restaurant and bar. The club hosts two major yearly tournaments: the Iceberg Cup and the Portland City Best Ball.
