Gazing at the mountains from hilltop houses in Portland
Situated along the western edge of Forest Park, Northwest Heights is a community built with natural beauty in mind. The Tualatin Mountains offer residents unbounded landscape views, and evergreen trees act as a backdrop to every hillside home. Though the neighborhood is known best for its spacious houses in the Forest Heights subdivision, “it’s not as hoity-toity because it’s economically diverse,” explains Linda Locker of Locker Properties, the top Realtor in Northwest Heights since 2009 and a resident of Forest Heights. “We have a lot of people from all over the world transferring with Nike, Daimler, Intel and Tektronix, and a lot of people move from the Bay Area because it’s a lot cheaper,” Locker expands. While there are estates in the community, condos and smaller homes also make up much of Northwest Heights.
Condos and houses from Forest Heights to Skyline Heights
As the neighborhood’s name suggests, houses line the hills in the most northwestern neighborhood within the Portland city limits. There are a number of subdivisions within Northwest Heights, but Locker says, “Forest Heights is the largest, and there are a lot of small ones. Originally, Homer Williams bought 1,000 acres and then sold 600 of it—and that was Forest Heights.” Regardless of subdivision, Craftsman-style, traditional and contemporary homes with attached garages sit on well-maintained lots, most connected by a narrow sidewalk. Two-bedroom condos with attached garages in Forest Heights start at around $360,000, while larger units cost upwards of $500,000. For single-family living options, three-bedroom homes in Forest Heights start closer to $700,000, and larger properties exceed $1 million in Forest Heights and other subdivisions like Skyline Heights.

Forest Park Elementary School is located in Northwest Heights.
Highly rated schools in Multnomah County
Though Northwest Heights feels distanced from the fast-paced nature of the city, the neighborhood still resides within the bounds of Portland Public Schools—a district that ranks as the third best in Multnomah County, according to Niche. Students begin at Forest Park Elementary, which earns an A-minus grade and includes a diverse student population. “There are 18 indigenous languages taught at the elementary school,” Locker explains. From here, students head to West Sylvan Middle, another A-minus school, and transition to Lincoln High, an A-graded school that ranks as the eighth-best public high school in the state. “We are also close to a lot of private schools. Within a mile from most homes are Catlin Gabel, International and Montessori Schools,” Locker says.
There are miles of hiking trails in Forest Park that can be accessed all year.
Neighboring one of the nation’s most extensive urban forests
With Forest Park right next door, residents of all subdivisions can explore the mountains they see from their front door. Wildwood Trail provides 30 miles of hiking paths, and Firelane 5 allows cyclists to ride along a natural surface trail. For those in Forest Heights, trails weave throughout the community, with Skyline Trail at the northern edge of the community and Wetlands Trail farther west, right near Mill Pond.
Aurora Coffeehouse serves favorite drinks right in Northwest Heights.
Finding the essentials near Northwest Heights
Though locals can quickly venture into downtown Portland, restaurants, retailers and hospitals are less than 5 miles away. Aurora Coffeehouse serves lattes and matcha teas, and Skyline Restaurant offers American classics in a cozy, retro setting. For picking up the basics, Safeway and Target line Northwest Cornell Road about 3 miles southwest, and the Streets of Tanasbourne brings national retailers just a few miles farther west. Though the Oregon Health & Science University Hospital is about 10 miles from Northwest Heights, St. Vincent Hospital is less than 5 miles away in the Cedar Mill area.
Taking Skyline Boulevard into the heart of the city
Because public transportation does not serve Northwest Heights, most residents own a car. That said, Forest Heights offers a private shuttle to the nearest transit station during the work week. When driving out of the neighborhood toward downtown, Northwest Skyline Boulevard remains the main thoroughfare, though Northwest Thompson Road offers a scenic alternative that cuts through the dense greenery of nearby Forest Park. If traveling out of state, Portland International Airport is about 20 miles northeast, and ramps to Interstate 5 are 7 miles away, just across Fremont Bridge.
Forest Heights HOA activities and events downtown
Forest Heights Homeowners Association hosts events throughout the year, and downtown Portland includes several annual activities. International Festival remains one of the most significant events within Forest Heights, though the community also holds a summer concert series and holiday-themed activities. Regardless of subdivision, downtown Portland hosts events from the Folk Festival to the Rose Festival about 8 miles southeast.
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
