While its namesake of Cordes has been a ghost town since the 1950s, Cordes Lakes is far from becoming one. This residential community sits along Interstate 17, the main highway connecting Prescott and Phoenix, and is full of tract housing built from the 1970s into the early 2020s. “It’s the gateway to affordability of Yavapai County,” says Realtor Paula Smith with Re/Max Mountain Properties, who has sold several homes in the area. “You would buy into it as a second home if you want to get out of Phoenix.” Accessibility, both in home prices and in proximity to a major highway, is the main factor in Cordes Lakes’ continuing appeal and growth.

Outdoor and artistic excursions
The lake this neighborhood was named after may have since dried up, but Cordes Lakes retains a strong connection to nature. The Bradshaw Mountains surround the neighborhood and offer ample opportunities for outdoor recreation. Because the surrounding land is owned by the Bureau of Land Management, hikers and campers have free rein to explore the Arizona wilderness. The Henry Cordes Park offers a more laid-back experience with its playground and dog park. The local American Legion chapter also dedicated a war memorial and an “Avenue of Flags” in this park to honor the community’s veterans. Just a 4-mile drive up the Stagecoach Trail, the experimental community of Arcosanti is a regional attraction. Smith says, “Arcosanti is a place of interest here; it’s really interesting and neat, as they made a Soleri bell there. It’s a fun place to go.” Started in the 1970s by Italian immigrant architect Paolo Soleri, this ever-expanding sustainable community is made up of artists and offers workshops in glassblowing, urban planning and other crafts.

Single-story living in Cordes Lakes
Cordes Lakes’ quiet, spacious streets are home to hundreds of single-story residences. “It’s mostly manufactured homes and smaller, simple, entry-level, site-built homes,” Smith says. “It’s an affordable, simple life great for entry-level and for retirement if you want to get out of the heat.” Manufactured homes range in value from $134,000 to $480,000, while ranch-style houses vary in price from $180,000 to $410,000. These residences sit along quiet, paved roads without sidewalks, and shrubbery and vacant fields separate properties while also providing privacy.

Career-focused education at Mayer schools
Mayer Elementary School, a kindergarten through eighth-grade school in nearby Mayer, scores a B-minus from Niche. Mayer High School receives a C-plus rating, and students can prepare themselves for the career world through the school’s Joint Technical Education District (JTED) workforce development program. Students only attend classes four days a week in this small district, where they mingle with kids from neighboring Mayer, Spring Valley and Black Canyon City.

For dining, Cordes Lakes includes a handful of brand-name franchises like McDonald’s and Subway, as well as El Gordo Real Mexican Grill. This low-key eatery serves up Mexican street food from within a food mart, making it a takeaway staple. For shopping trips or movie outings, Prescott Valley sits less than 30-mile up State Route 69.

This census-designated place may be relatively far from major urban centers, but the Cordes Lakes Community Center brings neighbors together with local events. Highway access to Prescott Valley and Phoenix
Cordes Lakes’ location along Interstate 17 means that Prescott Valley, with its shopping and its campus of the Yavapai Regional Medical Center, is a 29-mile drive up the highway. Plus, the Phoenix metroplex is just a 50-mile drive down the Interstate, accessible within an approximately 40-to-55-minute drive.
